About Vista Del Sahuaro
Vista Del Sahuaro is about 227 acres of Tucson, bounded by Broadway Boulevard on the north, Kolb Road on the west, Kenyon Drive on the south and the Pantano Wash, on a diagonal, on the east, and most of its housing is two tracts of houses platted in the 1950s and a group of townhouse plats from the 1970s. Its 34 Residential closings over the three years to October 2026 closed around a median of $302,500: 24 detached houses at a median of $319,500 and 10 townhouses at $260,000. The name is the plat's. Pima County records Vista Del Sahuaro, of 108 lots, in August 1956, and Vista Del Sahuaro II, of 114 lots, in July 1959. The townhouse plats came later: Pueblo Villas East, of 36 lots, in May 1973, and three Montego Townhouses plats in 1977 and 1979. Three other plats lie partly or wholly inside: the Desert Dells Addition of 1964, its 1977 resubdivision and the Broadway Proper Resub of 1986. Of the 359 county parcels wholly inside the boundary, 213 are detached houses on the two Vista Del Sahuaro plats, on lots of a median of about 9,560 square feet, and 101 are townhouse lots on the Pueblo Villas East and Montego plats; an apartment complex of about ten acres, a Tucson Unified campus of about 29 acres and commercial, office and church parcels make up most of the rest. The City of Tucson's year-built layer dates the structures on 342 parcels from 1957 to 2005, to a median of 1962. All 359 parcels carry the county's TUCSON jurisdiction code; 219 are zoned R-1, the City's single-family residential zone, 103 R-2 and 21 C-1, a commercial zone, with a few C-2, C-3, O-3 and R-3 parcels. Interior streets include Calle Arturo, Calle La Vega, Calle Sinaloa, Placita Antigua, Caminito Feliz and Caminito Contento. The sales record reads as two plats and two kinds of home. Matched to the county's plat outlines, the 12 closings on the 1956 Vista Del Sahuaro plat, built in 1958 and 1959, closed around a median of $307,500 on a median 1,453 square feet; the 11 on Vista Del Sahuaro II, built in the 1960s, around $345,000 on 1,675 square feet. Among the detached houses, size moved the total more than the price per foot: the 12 of 1,500 square feet or more closed around a median of $347,650 at about $200 a square foot, and the 12 smaller ones around $302,500 at about $224. The 10 townhouses, on the Montego and Pueblo Villas East plats, closed around a median of $260,000 on a median 1,194 square feet, at about $238 a square foot, so a townhouse here costs more per foot than a house and less in total. Taken together, the 34 closed around an average of $300,462. The median listing spent 14 days on the market, and the record closed at 98 cents on the list dollar; 8 of the 34 closed above their asking price and 6 took at least one price reduction. These are closed sales, not homes currently for sale, and they are medians over small groups; a valuation still works from closely matched sales. Every interior sample point falls under City of Tucson annexation ordinance 2724, effective in March 1965 on the county's annexation layer and not deannexed, after both Vista Del Sahuaro plats were recorded, and in Ward 2. Two homeowners associations appear on the City of Tucson's homeowners association layer, both on the townhouse plats: the Pueblo Villas East Homeowners Association and the Montego Townhomes Association, and county parcel records show each holding its plat's common areas. The layer records none for the two Vista Del Sahuaro plats. None of those records carries a dues figure, so this page publishes none; the title work and the resale disclosure answer that for a specific lot. No City-registered neighborhood association covers any of the interior sample points. Stefan Gollob Park, a City neighborhood park at 395 South Prudence Road, is inside the boundary, as is the Ott Family YMCA at 401 South Prudence Road, and the grounds of Booth-Fickett Math/Science K-8 are a City school park. Palo Verde Park, a City community park at 425 South Mann Avenue, is about a fifth of a mile west across Kolb Road, and Pima County's Pantano River Park meets the east edge. FEMA's flood map returns Zone X, an area of minimal flood hazard, at 109 of 114 interior sample points and the Zone AE floodway at the other five, every one of them along the Pantano Wash on the east edge, on panels effective in June 2011; FEMA's own map service and Pima County's copy agree point for point. The centre of every one of the 315 house and townhouse lots falls in Zone X, and the only parcel wholly inside the boundary that reaches the Zone AE area is a commercial lot on Broadway. Pima County also maps regulated setbacks of 500 feet on the Pantano Wash and 50 feet on Rose Hill Wash. A setback is drawn from the mapped channel and not from a lot line, and a sample point or a lot centre is not a flood determination for any particular property, so check the flood map for a specific address. Pima County maps all 114 interior sample points inside the territory in the vicinity of Davis-Monthan Air Force Base that Arizona Revised Statutes section 28-8461 defines, where section 28-8484 requires a seller of residential real estate to give the buyer a written disclosure before title transfers. None falls inside the county's Davis-Monthan noise control districts or compatible-use zones, or inside any of its three airport environs overlays, the nearest of which is about two and a half miles away; treat the county layer as the indication, and the title work as the answer for a specific parcel. Broadway Boulevard, Kolb Road and Kenyon Drive each check against Pima County's own street centrelines, and all 389 official address points inside the line read ZIP code 85710. Palo Verde Park, the neighborhood west across Kolb Road, has its own page on this site. Schools are Tucson Unified. Pima County's attendance-area layer puts every interior sample point and the centre of every house and townhouse lot in the Booth-Fickett Math/Science K-8 and Palo Verde High Magnet areas, and LiveBy's assigned-school query returns the same two. Booth-Fickett stands inside the boundary at 450 South Montego Drive; Palo Verde High is at 1302 South Avenida Vega, about two-thirds of a mile south-west of the boundary. Tucson Unified has said it will close or consolidate up to ten schools, with a board vote scheduled for December 8, 2026, and had named none as of mid-October. Assignments are drawn by address and change, so confirm a specific address with the district.
