About Broadway-Northeast
Broadway-Northeast is an east-side Tucson neighborhood of about 355 acres, bounded by East Speedway Boulevard on the north, the Pantano Wash on a diagonal on the east, East Broadway Boulevard on the south and North Kolb Road on the west. Its houses stand in the western part on two plats, Kingston Knolls Terrace, which Pima County's plat layer dates to November 1957, and Vista Del Sahuaro IV, of May 1960; the county roll carries 242 single-family parcels there at a median of about 0.20 acre, all zoned R-1. Most of the rest of the ground is the Gateway Center, a commercial development platted in stages between 1984 and 1987 and zoned PAD-3, with office and commercial lots zoned O-3, C-1 and C-2 along Broadway and Kolb and utility land beside the wash. The City's registered Broadway Northeast neighborhood association covers almost all of the boundary, and it is in Ward 2. The county's annexation layer places every home parcel under a 1965 City of Tucson ordinance, with the ground to the east annexed in 1974 and 1981. El Gheko, across Kolb Road to the west, and Vista Del Sahuaro, across Broadway to the south, have their own pages here, and Pima County's Pantano River Park meets the east edge. The 20 Residential closings over the three years to October 2026 were all detached houses, built to a median year of 1959, and they closed around a median of about $280,000 and about $220 a square foot, on a median of 1,353 square feet; the average was about $295,700. Sixteen of the 20 closed between $225,000 and $325,000. The median listing went under contract in about 41 days and the record closed at 99 cents on the list dollar; four sold above their asking price, nine took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale, and with 20 of them they are a reading of this record rather than a rule. On the FEMA flood map every home parcel's centre point is in Zone X; Zone AE runs along the Pantano Wash on the east edge, where Pima County maps a 500-foot regulated setback, so confirm the zone for a specific address. The whole boundary lies inside the county's Davis-Monthan Air Force Base vicinity layer, and none of the base's noise control districts or accident potential zones reaches it. LiveBy's assigned schools are Tucson Unified's Hudlow Elementary, Booth-Fickett Math/Science K-8 and Palo Verde High, and Pima County's attendance layer gives the same three at every point tested; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. Every one of the 343 official address points inside carries ZIP code 85710.
