About El Gheko
El Gheko is a square mile of east-central Tucson bounded by North Wilmot Road on the west, North Kolb Road on the east, East Broadway Boulevard on the south and East Speedway Boulevard on the north. Those four arterials are the lines of a single survey section, Section 7, Township 14 South, Range 15 East. The boundary is that section less its southwest corner, which falls away below East Carondelet Drive and west of North Jessica Avenue. What is left is 515 acres, about four fifths of the mile, and a shape that is easy to hold in your head: a square with one bite out of the bottom left. El Gheko is a neighborhood association and nothing else here — not a subdivision, not a plat, not a street. The association registered with the City of Tucson in June 2013 and is active in Ward 2. Its own bylaws were adopted in May 2013 and last revised in March 2024. They run the association's area from the south side of Speedway down to the north side of Broadway, and from the west side of Kolb across to the east side of Rose Hill Wash, taking in North Mann Avenue between Speedway and Broadway. They name three subdivisions inside it: El Dorado Hills, Green Hills and Kingston Knolls. They also say in as many words that this is not a homeowners association. There are no dues, participation is voluntary, and business is done at an annual meeting each February. What that describes is smaller than the section these figures are aggregated over. On a 63-point sample spread evenly across the interior, 34 points fall inside the association and return it alone. The northwest quarter belongs to somebody else, and it has its own page here. Seventeen of those sample points return Harold Bell Wright Estates, a separately registered association and a National Register historic district. Its 1950 plat of 122 lots fills the corner between Wilmot Road and the El Dorado Hills line, north of East 5th Street. Eight of the 88 homes sold inside this boundary in the last three years stood on that plat, and they sit at the top of the range: a $637,500 median on 2,217 square feet, against $329,500 on 1,676 for the section as a whole. Read the two pages together rather than one instead of the other. The remaining twelve sample points fall in a band across the middle of the section that no registered association claims. The plat record is short and entirely post-war. Five recorded subdivisions sit wholly inside the boundary, and not one plat crosses the line. Harold Bell Wright Estates came first, 122 lots in September 1950, then Green Hills with 184 in January 1955, Kingston Knolls Terrace with 243 in November 1957 and El Dorado Hills with 196 in April 1963; a two-lot replat of El Dorado Hills followed in 1983. That is 747 platted lots against the 923 parcels inside the line today, and it is the whole of the subdivision history — thirteen years of it, finished before the section was full. Zoning follows the plats, and it is the part most likely to surprise someone reading only a street map. All 923 parcels are City of Tucson, and 751 of them are zoned R-1, the City's lowest-density residence zone, with 134 R-2 behind them. The commercial and office ground is gathered on the four arterial frontages — 16 C-2, nine O-1, five O-3, two C-1 and a six-parcel planned area development — so a house on the second lot in from Wilmot or Kolb can share a back wall with a parking lot. What sells inside the boundary comes in two tiers, and a single blended median hides both of them. Across the three years to September 2026, 88 homes closed here: 61 detached, 27 townhouses and not one condominium. The detached houses were built to a median year of 1959, ran 1,850 square feet at the median and closed at $365,000, or $201.73 a square foot. The townhouses were all built between 1969 and 1975, ran 1,494 square feet and closed at $292,000, or $195.02 a square foot. Blend the two and the 88 span $200,000 to $1,560,000, with a $329,500 median, a $381,707 average and a $330,000 list median. Living areas span 1,200 to 5,090 square feet. They sold quickly on the whole: a median 23 days on market, 26 once relists are counted, and 99 cents on the list dollar. Eighteen went above asking; 31 came down in price before they went. The band at the top of this page is the thick middle of that spread and not the ends of it. Sixty-eight of the 88 closed between $250,000 and $450,000, five closed under it and fifteen over, the four dearest between $825,000 and $1,560,000. Rose Hill Wash is the drainage to ask about, and it is also the association's own western line. Pima County's regional flood control record maps it across the boundary in three reaches, every one of them lined in soil cement rather than left with earthen banks, and puts regulated setbacks of 75 feet and 50 feet on it by flow class. Three shorter unnamed reaches carry 25 feet each. A setback is drawn against a mapped channel rather than against a block, so it is a question to ask about a specific parcel. This is ground where a military airport disclosure comes up, and it is better known before a sale than at the closing table. Davis-Monthan Air Force Base lies about two miles to the southwest, and every one of those sample points falls inside the Davis-Monthan Air Force Base Vicinity layer Pima County publishes. Arizona Revised Statutes section 28-8461 defines the territory in the vicinity of that base by distance from the runway centerline, and section 28-8484 requires a seller of residential real estate inside it to give the buyer a written disclosure before title transfers. The statute keys that territory to a map the State Land Department prepares under section 37-102 rather than to a county layer, so treat the county layer as the indication and the state map as the answer for a specific parcel. The base's noise control districts and its Air Installation Compatible Use Zone return nothing here, and so do the county's three airport environs overlays and the Tucson Airport Authority's avigation easement and disclosure area, which covers a different part of the city. An avigation easement recorded against one parcel is a different question again, and it shows up in the title commitment rather than on any of these maps. Every address inside the line is Tucson Unified, and the assignment changes partway across the section. The 27 sample points on the western side return Sewell Elementary and Rincon High School. The 36 on the eastern side return Palo Verde High Magnet School and Hudlow Elementary, whose campus is inside the line at 502 North Caribe Avenue. Booth-Fickett K-8 comes back for every point on both sides. Assignments are drawn by address and they change, so confirm the assignment for a specific address with the district before relying on it. The public ground inside the line is small and it is nearly all on the west side. Harold Bell Wright Park is a two-and-a-half-acre City of Tucson park inside that historic quarter; the Murphy-Wilmot Library, a Pima County Public Library branch, stands at 530 North Wilmot Road; St. Michael's School, a private pre-K to 8 school, occupies the block at 602 North Wilmot; and the Carondelet St. Joseph's Hospital campus — 44 acres as the county maps it — fills the southwest corner of the boundary above Carondelet Drive. There is no shared-use path inside the line — the county's trail layer returns nothing here — but Morris K. Udall Park, the City of Tucson metro park of 158.7 acres, is half a mile north across Speedway. Two details shape the everyday logistics. The boundary is almost all one ZIP code: 935 of its 962 county address points read 85710 and the other 27 read 85711, and every sample point returns Ward 2. And almost everything is close. From the edge of the boundary, Park Place mall is a third of a mile southwest on the far side of Wilmot Road, and the Fort Lowell post office nine-tenths of a mile north.
