About Thunderbird Heights-Wilmot Desert Estates

Thunderbird Heights-Wilmot Desert Estates is a central Tucson neighborhood, mostly of houses, of about 164 acres, bounded by East Speedway Boulevard on the north, North Wilmot Road on the east, East Fifth Street on the south and North Sahuara Avenue on the west. Its homes stand mostly on the Wilmot Desert Estates plats, which Pima County's plat layer dates to 1946, 1952 and 1953, with resubdivisions in 1955, and on Thunderbird Heights of 1957, with a 1972 addition; Hawthorne Park of 1957, Sonoita Estates of 1994, a 1975 townhouse plat and a 1987 condominium plat are smaller, and a medical-office plat sits on Wilmot Road. The county roll carries 297 single-family parcels inside at a median of about 0.24 acre, nearly all zoned R-1, beside 21 condominium and townhouse units, a few small multi-unit parcels and office and commercial parcels along Speedway and Wilmot. The City's registered Thunderbird Heights/Wilmot Desert Estates neighborhood association covers all of it, and it is in Ward 6. The county's annexation layer places all of it under a 1959 City of Tucson ordinance. Sewell to the south, Mitman to the west and El Gheko to the east have their own pages here. The 21 Residential closings over the three years to October 2026, nearly all of them houses, closed around a median of $445,000 and about $221 a square foot, on a median of 2,125 square feet, built to a 1959 median; the average was about $442,800. Seventeen of the 21 closed between $300,000 and $550,000. The median listing went under contract in 55 days and the record closed at 98 cents on the list dollar; four sold above their asking price, ten took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale, and with 21 of them they are a reading of this record rather than a rule. On the FEMA flood map nine of the 301 house and multi-unit parcel centre points are in Zone AE and one in Zone AH, special flood hazard areas where flood insurance is generally required for a federally backed mortgage; the rest are in Zone X. Pima County regulates a wash in a soil-cement channel with a 75-foot setback, the Sahuara Wash and a small unnamed wash through the boundary, so confirm the zone and any setback for a specific address. Pima County's Davis-Monthan Air Force Base vicinity layer covers every point tested, and Arizona Revised Statutes section 28-8484 requires a seller of residential property in that territory to give the buyer a written disclosure; the Tucson Airport Authority's avigation and disclosure area does not reach it. LiveBy's assigned schools are Tucson Unified's Sewell Elementary, Booth-Fickett Math/Science Magnet K-8 and Rincon High, and Pima County's attendance layer gives the same three at every point tested; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. Of the 378 official address points inside, 334 carry ZIP code 85711 and 44 carry 85712.
