About Sewell

Sewell is a central Tucson neighborhood of houses of about 251 acres, bounded by East Fifth Street on the north, North Craycroft Road on the west and East Broadway Boulevard on the south; its east edge follows lot lines short of Wilmot Road. Its homes stand on eleven house plats and on unplatted acreage: Indian House Estates, which Pima County's plat layer dates to 1949, Wagon Wheel Estates and the Leonora Addition of 1952, the Leonora Annex of 1953, Clara Vista of 1954, the largest, Greer Heights of 1955, Kane Estates, Hardy Estates and the Indian House Estates Annex of 1956, and two small plats of 2000 and 2005. The county roll carries 325 single-family parcels inside at a median of about 0.29 acre, nearly all zoned R-1, beside two small multi-unit parcels and a band of C-1 commercial parcels along Broadway. Sewell Elementary School stands inside it. The City's registered Sewell neighborhood association covers all of it, and it is in Ward 6. The county's annexation layer places all of it under a 1959 City of Tucson ordinance. Mitman to the north, Loma Verde to the south and Highland Vista Cinco Via to the west have their own pages here. The 23 Residential closings over the three years to October 2026, all houses, closed around a median of $460,000 and about $225 a square foot, on a median of 2,052 square feet, built to a 1958 median; the average was about $563,100, well above the median. Nineteen of the 23 closed between $275,000 and $675,000. The median listing went under contract in 33 days and the record closed at 98 cents on the list dollar; four sold above their asking price and three took at least one price reduction. One residential income closing over the same three years was the same sale as one of the 23 houses, listed both ways. These are closed sales, not homes currently for sale, and with 23 of them they are a reading of this record rather than a rule. On the FEMA flood map every point tested is in Zone X, and Pima County regulates the Alamo Wash, in a soil-cement channel, and several small washes through the boundary; a zone can still cross part of a lot, so confirm it for a specific address. Pima County's Davis-Monthan Air Force Base vicinity layer covers every point tested, and Arizona Revised Statutes section 28-8484 requires a seller of residential property in that territory to give the buyer a written disclosure; the Tucson Airport Authority's avigation and disclosure area does not reach it. LiveBy's assigned schools are Tucson Unified's Sewell Elementary, Booth-Fickett Math/Science Magnet K-8 and Rincon High, and Pima County's attendance layer gives the same three at every point tested; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. All 381 official address points inside carry ZIP code 85711.
