About Loma Verde

Loma Verde is a central Tucson neighborhood of houses of about 225 acres, bounded by East Broadway Boulevard on the north, South Craycroft Road on the west, South Wilmot Road on the east and East 14th Street on the south. Its homes stand on a run of 1950s plats — the Hervey Addition of 1952, the Loma Verde Addition of 1954, Wilshire Park of 1955, Osborne Acres of 1957 and Wilshire Terrace of 1960 — and the Broadway side is commercial: the Park Place mall, about 75 acres, lies wholly inside, and commercial parcels take about three-quarters of the ground on the county roll. The county roll carries 200 single-family parcels inside at a median of about 0.20 acre, all zoned R-1. The City's Loma Verde Park, about 10 acres, and two private schools are inside too. The City's registered Loma Verde neighborhood association covers most of the homes, and it is in Ward 6. The county's annexation layer places all of it under a 1959 City of Tucson ordinance. Colonia Del Valle, across 14th Street to the south, and Manana Vista, across Wilmot Road to the east, have their own pages here; Sewell lies across Broadway to the north. The 18 Residential closings over the three years to October 2026, all houses, closed around a median of about $361,000 and about $229 a square foot, on a median of about 1,570 square feet, built to a 1956 median; the average was about $380,400. Fifteen of the 18 closed between $225,000 and $450,000. The median listing went under contract in 66 days and the record closed at 99 cents on the list dollar; three sold above their asking price, 10 took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale, and with 18 of them they are a reading of this record rather than a rule. On the FEMA flood map every house parcel centre point tested is in Zone X; five of the 83 interior points, none of them at a home, are in Zones AH and AE, FEMA's one-per-cent-annual-chance floodplain, and Pima County regulates two washes through the boundary, so confirm the zone for a specific address. Pima County's Davis-Monthan Air Force Base vicinity layer covers every point tested, and Arizona Revised Statutes section 28-8484 requires a seller of residential property in that territory to give the buyer a written disclosure. LiveBy's assigned schools are Tucson Unified's Kellond Elementary, Vail Middle and Rincon High, and Pima County's attendance layer gives the same three at every point tested; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. All 276 official address points inside carry ZIP code 85711.
