About Manana Vista

Manana Vista is about 188 acres of Tucson's east side, a little under three-tenths of a square mile, in the north-west corner of the square mile around Palo Verde Park, and most of the park itself is inside it. It runs from Broadway Boulevard south and from Wilmot Road east, with Mann Avenue along the northern half of its east side; on the south it follows rear lot lines and the south edge of the park rather than a street. It is one 1950s subdivision, and that is the thing to understand about its prices. Pima County records four Manana Vista filings, and all four lie inside the line, save slivers of two along its edge: the first, of 132 lots, on 17 March 1952, a second of 112 lots on 9 June 1954, and two more for blocks 11 through 20 on 25 March 1955. Of the 418 county parcels wholly inside the boundary, 395 carry a Manana Vista legal description. All 39 Residential closings recorded inside this boundary over the three years to October 2026 were detached houses; there were no condominium or townhouse closings. Every one of those houses was built between 1952 and 1958, to a median build year of 1955. They closed between $210,000 and $415,500, around a median of $309,680 and an average of $313,508, at a median $211 a square foot on a median 1,548 square feet. With the build era fixed, price follows size. The eleven closings between $250,000 and $300,000 measured a median 1,254 square feet and closed at a median $280,000; the 21 between $300,000 and $350,000 measured a median 1,564 and closed at a median $319,000; and the six at $350,000 and above measured a median 1,649 and closed at a median $383,250. Price per square foot stayed between a median $206 and $226 in every one of those groups, so a larger house here sold for its extra space rather than at a different rate per foot. Compare a house here by its floor area and condition against other Manana Vista sales, since every house in the record is the same age. The median listing went under contract in 23 days, 26 once relists are counted, and the record closed at 99 cents on the list dollar; 11 of the 39 closed above their asking price and 14 took at least one price reduction. The range printed at the top of this page holds 38 of the 39 closings: one house closed at $210,000, below it, and nothing closed above $415,500. No residential income property closed inside the boundary over the same three years. These are closed sales, not homes currently for sale, and they are medians over a small group; a valuation still works from closely matched sales. The land record is as uniform as the sales. Every one of the 418 parcels carries the county's TUCSON jurisdiction code, and 399 are zoned R-1, the City of Tucson's single-family zone; the other 19 are C-1, commercial frontage along Broadway Boulevard and Wilmot Road. The 391 parcels under a single-family residential use code sit on a median lot of about 8,500 square feet, a little under a fifth of an acre. The ground came into the City of Tucson by annexation ordinance 1895, effective in April 1959, which covers all 91 interior sample points with no deannexation, so the four filings were recorded before the city line reached them. All 91 points sit in Ward 2. The City-registered Palo Verde Park neighborhood association, which covers the whole square mile between Broadway Boulevard, 22nd Street, Wilmot Road and Kolb Road, is returned at all 91 points as well. A registered neighborhood association is a voluntary civic body and not a homeowners association, and no homeowners association is recorded against the Manana Vista lots in any public record consulted here, so this page publishes no dues figure; the title work and the resale disclosure answer that for a specific lot. Palo Verde Park has its own page on this site, written at the scale of that square mile and from different figures, and so does Miramonte Terrace, its south-east quarter; read them together rather than as alternatives. The park fills the boundary's south-east lobe: about nine-tenths of its county outline is inside the line. The City of Tucson gives the park as a 27.6-acre community park at 425 South Mann Avenue, open 6 a.m. to 10:30 p.m., and lists a baseball field, a Little League field, a softball field, a multi-purpose field, basketball and pickleball courts, batting cages, a playground, a seasonal splash pad, a dog park, ramadas, picnic tables, grills, a restroom and a walking path. Annie Kellond Elementary School, a Tucson Unified campus at 6606 East Lehigh Drive, stands inside the boundary beside the park. Park Place, the shopping mall at 5870 East Broadway Boulevard, is across Wilmot Road about three-quarters of a mile from the middle of the boundary. Broadway Boulevard, Wilmot Road and Mann Avenue each check against Pima County's own street centrelines, and 421 of the 428 official address points inside the line read ZIP code 85710; the other seven, all on Wilmot Road, read 85711. Four of the street names inside it, Harvard, Kenyon, Grinnell and Lehigh, are shared with American colleges, a pattern that continues on Miramonte Terrace's streets to the south-east. Alamo Wash crosses the western part of the neighborhood. Pima County maps a 50-foot regulated setback on it, about 880 metres of it inside the line, and records soil-cement bank protection along the channel; an unnamed flow path along the Wilmot Road edge carries another 50-foot setback, and a smaller one a 25-foot setback. FEMA's flood map returns Zone X at 64 of the 91 interior sample points, shaded Zone X, mapped here as 1 per cent annual chance flooding at average depths under a foot, at 23, and Zone AE, a special flood hazard area with base flood elevations, at four. A setback is drawn from the mapped channel and not from a lot line, and a sample point is not a flood determination for any particular property, so check the flood map for a specific address. Pima County maps all 91 interior points inside the Davis-Monthan Air Force Base vicinity, the territory Arizona Revised Statutes section 28-8461 defines and section 28-8484 attaches a seller disclosure to; the statute keys that territory to a map the State Land Department prepares rather than to a county layer, so treat the county layer as the indication and the state map as the answer for a specific parcel. The Tucson Airport Authority's avigation easement and disclosure area for Tucson International returns nothing here. Schools are Tucson Unified throughout. Pima County's attendance-area layer returns the same three campuses at every interior sample point, Annie Kellond Elementary, Booth-Fickett Math/Science Magnet School for kindergarten through eighth grade, and Palo Verde High Magnet School, and LiveBy's assignment query names the same three. Assignments are drawn by address and change, so confirm a specific address with the district.
