About Miramonte Terrace

Miramonte Terrace is a 169-acre boundary on flat ground in ZIP 85710 on Tucson's east side, with East 22nd Street along its south line, South Kolb Road along its east line, and the City of Tucson's Palo Verde Park along the whole of its north line. The single most useful thing to know about it is that it holds two separate housing markets: 365 detached houses, of which 29 changed hands over the three years to September 2026 at a $303,000 median, and 296 attached condominium and townhouse units, of which 35 changed hands, the 32 condominiums among them at a $160,500 median. The $195,000 median across all 64 of those sales falls in the gap between the two and describes neither, so the figure to carry into a conversation about this place is whichever of them you are actually shopping. It is not the midtown neighborhood called Miramonte, which has its own page on this site and sits about four and a half miles north-west of here; the two share three syllables and nothing else. What this line encloses is four recorded subdivisions and very little besides. Pima County records 707 parcels wholly inside it: 405 filed as Miramonte Terrace, 201 as Langley Gardens, 73 as Villa Del Vista, 24 as Sierra Del Sol, and four described by metes and bounds. Every parcel of all four of those names in Pima County is inside this line and none of them is outside it, in either direction, which is a tighter fit between a boundary and a plat record than most pages on this site can claim. It is also a piece of something larger. The City of Tucson's registered Palo Verde Park neighborhood association covers the square mile between Wilmot Road and Kolb Road and between 22nd Street and Broadway Boulevard, about 638 acres, and this boundary is the south-east quarter of it: 99.9 per cent inside the association's outline and about 27 per cent of its area. Palo Verde Park has its own page here, written at that larger scale and from different figures. Read the two together rather than as alternatives. Here is that two-market record in full. Across the three years to September 2026 there were 64 closings inside the boundary, and they split 29 detached houses, 32 condominiums and 3 townhouses. The 29 houses closed between $246,000 and $465,000 around a $303,000 median and a $307,536 average, on floor areas from 1,152 to 2,491 square feet to a median of 1,345, at a median $221.21 a square foot, with build years running 1956 to 1978 and a median of 1959. The 32 condominiums closed between $75,000 and $200,000 around a $160,500 median and a $150,113 average, on floor areas from 610 to 1,179 square feet to a median of 945, at a median $172.61 a square foot, with build years running 1963 to 1974 and a median of 1973. The three townhouses closed between $180,500 and $226,500. Put all 64 together and the median is $195,000 on a 1,164-square-foot median floor area, which is a real number and a poor description of anything you could buy: it lands in the gap between the two records rather than inside either. The older stock is the dearer stock here, which is the reverse of the usual pattern and is a consequence of form rather than of age. Note also that $200,000 splits the record exactly in half, 32 closings below and 32 at or above, and very nearly along the line between attached and detached. These are closed sales, not homes for sale. The two markets are not mixed together on the ground, either. All 298 parcels in the three condominium subdivisions, 296 of them individual units, and all 31 commercially zoned parcels sit in the easternmost quarter of a kilometre, against Kolb Road; the 365 detached house lots are everything west of them. Langley Gardens holds 201 parcels on about 10 acres, Villa Del Vista 73 on about 4, and Sierra Del Sol 24 on about half an acre, so the attached housing stands at roughly twenty parcels to the acre while the houses sit at about four, on lots averaging a fifth of an acre. The commercial ground is 11.5 acres at the corner of Kolb and 22nd. So the price split on this page is a map rather than a mixture, and which half of the boundary an address falls in matters more than anything else about it. The range printed at the top of this page is drawn around the body of the record: 57 of the 64 closings landed between $100,000 and $350,000, with two below and five above. Pace differed between the two halves as well. The median listing across all 64 went under contract in 52 days and took 64 to close, and the record closed at 97 cents on the list dollar, with 11 of the 64 beating their asking price and 32 cutting it first. Sorted by form, the houses were quicker and firmer — 23 days to contract at the median and 99 cents on the dollar — and the condominiums slower and softer, at 65 days and 95 cents, with 18 of the 32 taking a price cut. Days on market rest on 62 of the 64 records rather than all of them. The school assignment is the same across the whole boundary and the campuses are unusually close to it. All 67 interior sample points return the same three from Pima County's attendance-area polygons, and the county's answer, a boundary query against the MLS data and a point query inside the line all name the identical three: Annie Kellond Elementary School, Booth-Fickett Math/Science Magnet School for the middle grades and Palo Verde High Magnet School, all three Tucson Unified. None of them stands inside the boundary and all three are within a quarter of a mile of it — Kellond about seventy metres off the north-west corner, Palo Verde High about a tenth of a mile south of 22nd Street, and Booth-Fickett about two tenths of a mile east across Kolb. Assignments are drawn by address and they change, so confirm the assignment for a specific address with the district before relying on it. Fountain of Life Lutheran Church stands inside the line at 710 South Kolb Road. Whether there is a homeowners association here depends on which half of the boundary you are in, and the public record is unusually clear about it. The City of Tucson's homeowners association layer returns exactly two, both of them condominium projects: Villa Del Vista Homeowners' Association, tied to the 1980 condominium plat with its recorded covenant sequence number, and Langley Gardens Condominium, tied to the 1977 plat with its own. Both are recorded as having private streets. No association of any kind is recorded against the 365 detached lots, and no dues figure for either condominium appears in any public record consulted here, so this page publishes none. Ask for the association's current assessment and its resale disclosure package before writing an offer on an attached home, and do not assume the houses carry one. The build-out chronology comes off the plat record and it runs in two distinct waves. Seven recorded plats lie wholly inside the line. Five are Miramonte Terrace filings from the 1950s: Blocks 1 to 9 recorded on 6 March 1956, a Block 9 filing that June, another in March 1957, another in April 1958, and a 2016 resubdivision of two lots in the same block. Two more Miramonte Terrace filings cross the line without sitting wholly inside it, one from May 1957 and one from February 1959 carrying 110 lots on its face. Then nothing for eighteen years, and the second wave is attached: Langley Gardens Condominiums recorded on 19 December 1977 and Villa Del Vista Condominium on 18 March 1980. The condominium units themselves report build years of 1963 to 1974 in the sold record, which is earlier than either condominium plat, so the buildings on that ground predate the filings that divided them. Most of the Miramonte Terrace filings carry a recorded lot count of zero in the county's layer, so the page quotes the 405 parcels in the assessor's record rather than a plat total. The zoning is four codes and they draw the same map the prices do. All 707 parcels wholly inside read R-1 on 365, R-3 on 309, C-2 on 31 and O-3 on 2, and every one of them is under City of Tucson jurisdiction with no unincorporated pocket anywhere. The City's own zoning layer returns the same code as the original zone at all 24 interior points tested, which means nothing here was translated from a Pima County district on annexation — and that squares with the plats, every one of which was filed under City jurisdiction. The ground came into the city by Ordinance 1895, effective 26 April 1959, which covers all 67 interior sample points; a second ordinance from March 1965 touches the edge without covering any point inside. So the first plats were recorded about three years before the city line reached this ground. The geometry is a survey quarter with one side given over to a park. The boundary lies within Section 18 of Township 14 South, Range 15 East, and its south-east corner sits on the common corner of Sections 17, 18, 19 and 20 — the intersection of 22nd Street and Kolb Road. Two of its four sides are those arterials and both check against Pima County's centreline layer to within a few metres. The west side is not a street: it runs on the section's north-south centre line, within about four metres of it, some forty-seven metres back from South Mann Avenue behind the rear lot lines. The north side is not a street either. It is the south line of Palo Verde Park, and the two lines agree to within half a metre. The outline fills 85 per cent of its own bounding box, which measures about fifty-five hundredths of a mile each way, on a perimeter of about two and a sixth miles. Palo Verde Park is the amenity here and it is immediately outside rather than inside. The City of Tucson gives it as 27.6 acres at 425 South Mann Avenue, open 6 a.m. to 10:30 p.m., and lists a baseball field, a Little League field, a softball field, a multi-purpose field, basketball courts, pickleball courts, batting cages, a playground, a seasonal splash pad open from 1 April to 31 October, a dog park, ramadas, picnic tables, grills, restrooms, benches, bicycle racks, a drinking fountain and a walking path. Because the park's south line is this boundary's north line, none of it is inside and all of it is across the street. Pima County's parks layer records nothing else within the line, and the next nearest public grounds are Booth-Fickett's school field about two tenths of a mile east, Stefan Gollob Park and Claire Weeks Terra Del Sol Park each about six tenths, and Pantano River Park about eight tenths. This ground carries the Arizona military airport disclosure and does not carry the civil one, which is the opposite of what the distances suggest. Pima County maps all 67 interior sample points inside the Davis-Monthan Air Force Base Vicinity, the territory Arizona Revised Statutes section 28-8461 defines and section 28-8484 attaches a seller disclosure to. It maps none of the boundary inside the Tucson Airport Authority's avigation easement and disclosure area, none inside the base's noise control districts, none inside its Air Installation Compatible Use Zone or its approach and departure corridors, and none inside any of the county's three airport environs overlays. Every one of those absences was re-run over a positive control that returned features, so they are real rather than failed queries. The interesting part is that the base's own mapped boundary is about one and one tenth miles away to the south-south-west, further off than it is from other pages on this site that fall outside the same territory, because the statute draws that territory leg by leg from the runway rather than as a circle around the fence. For Davis-Monthan it reaches five miles to the north-west along the runway line, ten miles to the south-east and six and a half miles to the north-east, but only a mile and a half to the south-west, and this ground sits off the long north-east leg. The disclosure duty itself is in section 28-8484, and it runs against a map prepared by the state land department rather than against a county layer, so treat what is measured here as Pima County's rendering of it and check the state's map for a specific address. Aircraft overhead are part of the setting in any case. Water crosses this place in four mapped channels. Pima County's wash network records about eight tenths of a mile of regulated setback inside the line. One is named: Alamo Wash, carrying a 75-foot regulated setback and rated at 2,000 to 5,000 cubic feet per second, with about a tenth of a mile of it inside, and the county's major-wash layer records its banks here as soil cement rather than natural channel. The other three are unnamed in that layer, two of them at 25 feet and rated under 500 cubic feet per second and one at 50 feet and rated 500 to 1,000. A setback is drawn outward from the mapped channel rather than from any lot line, so whether one reaches a given property is a parcel-level question that a survey and a title search answer rather than a neighborhood one. The street names are the one flourish in an otherwise very plain grid. The county addresses 435 official address points inside the line, every one of them in ZIP 85710, across twenty-one street names — and ten of those twenty-one are shared with American colleges and universities: Carnegie, Duquesne, Georgetown, Kenyon, Lehigh, New Hampshire, Oberlin, Princeton, Rutgers and Stanford. The tract immediately west across Mann Avenue is recorded as Yale Estates and the one north-east beyond the park as Glen Heather Estates, so the pattern does not stop at this line. The rest are numbered streets, Hayne, Montecito, Douglas, Jessica, Calle del Sol, Mann, Langley and Kolb. The whole boundary sits in Tucson's Ward 2. Dietz and Terra Del Sol, the two boundaries immediately south across 22nd Street, both have their own pages here. For the drive, Park Place is about a mile, Pima Community College's East Campus about three and a tenth, El Con Center about four, the Reid Park Zoo about four, the University of Arizona about six, downtown Tucson about seven and a third and Tucson International Airport about seven and nine tenths.
