That fourth side is why the outline is not the square mile its neighbours are. The other thing that sets it apart takes two records to see and explains most of what the numbers do: this ground was platted without a pause from 1959 to 2023, where the postwar tracts a mile or two west of it stopped in the early sixties, and the result is a neighborhood that never settled into one kind of house — 128 detached homes, 30 townhouses and 29 condominiums in the last 187 closings, at median prices that differ by a factor of nearly two and at prices per square foot that differ by twelve dollars. A geodesic integration of the boundary gives 894.4 acres, 1.398 square miles. The three street edges all check against Pima County's street-centerline layer to within a couple of metres, and South Pantano Road runs the full height of the interior rather than forming an edge.
