About Yale Estates
Yale Estates is an east-side Tucson neighborhood of houses of about 156 acres in ZIP 85710, bounded by South Wilmot Road on the west and East 22nd Street on the south, with South Mann Avenue along the north part of its east side and the Alamo Wash along the south part; its northern edge follows lot lines. It is the south-west quarter of the square mile between Broadway Boulevard, 22nd Street, Wilmot Road and Kolb Road. Its homes stand on six Yale Estates filings, which Pima County's plat layer dates from October 1953 to July 1957, and Oxford Plaza, a 1998 commercial plat, takes the corner at Wilmot Road and 22nd Street. The county roll carries 407 single-family parcels inside at a median of about 0.21 acre, all but one zoned R-1; a few lots are zoned O-3 for offices, and the Oxford Plaza parcels are zoned C-1 and C-2. The City's registered Palo Verde Park neighborhood association covers all of it, as it covers the whole square mile, and it is in Ward 2. The county's annexation layer places all of it under a 1959 City of Tucson ordinance. Palo Verde Park, written at the scale of that square mile and from different figures, has its own page here, and so do Manana Vista to the north, Miramonte Terrace across Mann Avenue to the east, Colonia Del Valle across Wilmot Road to the west and Terra Del Sol across 22nd Street to the south. The 27 Residential closings over the three years to October 2026, all houses, closed around a median of $290,000 and about $197 a square foot, on a median of 1,450 square feet, built to a 1956 median; the average was about $286,400. Twenty-four of the 27 closed between $200,000 and $350,000. The median listing went under contract in about 36 days, among the 26 records that carry the figure, and the record closed at 99 cents on the list dollar; nine sold above their asking price and 14 took at least one price reduction. One residential income closing over the same three years is not part of these figures. These are closed sales, not homes currently for sale, and with 27 of them they are a reading of this record rather than a rule. On the FEMA flood map 110 of the 120 interior sample points and 376 of the 407 house centre points are in shaded Zone X, which FEMA defines as a moderate flood hazard area outside the 1-percent-annual-chance floodplain, and the rest of the house points are in Zone X; two sample points beside the Alamo Wash are in Zone AE, a special flood hazard area with a base flood elevation, where a federally backed mortgage requires flood insurance. Pima County regulates the Alamo Wash with setbacks of up to 75 feet and two small unnamed washes; a zone can still cross part of a lot, so confirm it for a specific address. Pima County's Davis-Monthan Air Force Base vicinity layer covers every point tested, and Arizona Revised Statutes section 28-8484 requires a seller of residential property in that territory to give the buyer a written disclosure. LiveBy's assigned schools are Tucson Unified's Kellond Elementary, Booth-Fickett Math/Science K-8 and Palo Verde High Magnet, and Pima County's attendance layer gives the same three at every point tested; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. 445 of the 446 official address points inside carry ZIP code 85710.
