About Avondale

Avondale is a quarter-section of east-central Tucson, about 160 acres, bounded by Pima Street on the north, Craycroft Road on the east, Speedway Boulevard on the south and Rosemont Boulevard on the west, and nearly all of it is one plat of 1923. Its 31 Residential closings over the three years to October 2026 closed around a median of $280,000: 29 detached houses at a median of $285,000 and two townhouses. House size divides the record. The 18 houses under 1,300 square feet, at a median of 1,045, closed at a median of $260,000 — about $250 a square foot — after a median of 11 days on the market; the 11 of 1,300 square feet or more, at a median of 1,527, closed at a median of $325,000, about $223 a square foot, after a median of 47.5 days. The four streets are lines of the public land survey: the ring is the south-east quarter of a survey section whose west half is St. Cyrils, across Rosemont, with Duffy south across Speedway and Harlan Heights east across Craycroft. Pima County records the Avondale plat in November 1923, and it covers 115 of 121 sample points across the ring; nine later plats divide pieces of it, from Beverly Fair Garden Townhomes, of 12 lots, and the first Avondale resubdivision, both in 1981, through Bellevue Park Townhomes (1982), Bellevue Estates (1983), a second Avondale resubdivision (1988), Remington Park (1996) and Lee Terrace (2004) to two small lot splits recorded in 2018 and 2024. Of the 460 county parcels wholly inside the boundary, 292 are coded as single-family houses, on lots of a median of about 8,100 square feet, and 61 as multi-family residential, on about 21 acres; commercial parcels line the Speedway and Craycroft frontage. All 460 are under City of Tucson jurisdiction, zoned R-1 on 270, R-2 on 89, R-3 on 42 and commercial or office on the remaining 59. The City of Tucson's year-built layer dates the structures on 429 parcels from 1945 to 2009, to a median of 1957, with 209 of them built in the 1950s. The City-registered Avondale neighborhood association, registered in January 1999, covers the same ground, and its outline agrees with this boundary on more than 99 per cent of its area. The City's homeowners association layer records two associations, both on the townhouse plats; no public record gives their dues. Every sample point falls under a 1956 City of Tucson annexation ordinance on the county layer, in Ward 6 and in FEMA Zone X, an area of minimal flood hazard; all 543 official address points read ZIP code 85712; and the county maps three regulated wash paths, the Craycroft Road Wash among them, each carrying a 25-foot county setback. Pima County maps the neighborhood inside the Davis-Monthan Air Force Base vicinity territory that state law defines, and outside every noise-control and compatible-use overlay; the state map is the answer for a specific parcel. LiveBy's assigned schools are Whitmore Elementary, Doolen Middle and Catalina High of Tucson Unified, and Pima County's attendance layer agrees at every sample point; the district will vote on a school-closure plan on December 8, 2026 and had named no schools when this page was written, so confirm the assignment for a specific address with the district. Of the 31 closings, seven sold over asking and 13 took a price reduction.
