About Balboa Heights

Balboa Heights is a north-central Tucson neighborhood of about 115 acres, bounded by West Laguna Street on the north, North Stone Avenue on the east, West Alturas Street on the south and North Oracle Road on the west. Almost all of it lies on the Coronado Heights plat, which Pima County's plat layer dates to September 1920 and which reaches well beyond this boundary; two small infill plats, Balboa Casitas in 1999 and Balboa-Laguna in 2003, and a five-lot plat of 2020 add the rest. The county roll carries 107 single-family parcels inside at a median of about 0.11 acre, alongside duplexes and small apartment buildings, and the parcels are zoned R-3 in the interior, with O-3 and C-2 along the arterial sides. The City's registered Balboa Heights neighborhood association covers about three-quarters of the boundary and the Coronado Heights association the rest, and two small City parks, Balboa Heights Park and Laguna Park, sit inside. The county's annexation layer places all of it under a 1959 City of Tucson ordinance, and it is in Ward 3. Miracle Manor, across Oracle Road to the west, and Keeling, across Stone Avenue to the east, have their own pages here; Ocotillo Oracle, a separate neighborhood, lies across Alturas Street to the south. The 11 Residential closings over the three years to October 2026 were all detached houses, built to a median year of 1952, and they closed around a median of $230,000 and about $226 a square foot, on a median of 899 square feet; the average was about $234,500. Nine of the 11 closed between $175,000 and $275,000. The median listing went under contract in about 42 days and the record closed at 97 cents on the list dollar; three sold above their asking price and six took at least one price reduction. Over the same window five residential income properties closed inside the boundary as well; they are not part of these figures. These are closed sales, not homes currently for sale, and with 11 of them they are a reading of this record rather than a rule. On the FEMA flood map every home parcel's centre point is in Zone X, and no airport overlay reaches the boundary; a zone can still cross part of a lot, so confirm it for a specific address. LiveBy's assignment data still names Nash Elementary, which the Amphitheater Unified governing board voted in January 2026 to close from July 2026, so no school assignment is given here; confirm it for a specific address with the district. Every one of the 404 official address points inside carries ZIP code 85705.
