About Barrio Centro
Barrio Centro is a central Tucson neighborhood of detached houses of about 147 acres, bounded by East 22nd Street on the north, South Country Club Road on the east, the Aviation Parkway on the southwest and South Tucson Boulevard on the west. Its houses stand on two plats that lie wholly inside it, El Campo Estates, which Pima County's plat layer dates to July 1946, and Eastmoor, of October 1951, with a ten-lot plat of 1981 beside them; the county roll carries 372 single-family parcels inside at a median of about 0.20 acre, most of them zoned R-1, with some R-2 and commercial lots along the arterial edges. The City's registered Barrio Centro neighborhood association covers almost exactly the same ground, and it is in Ward 5; Bristol Park, a small City park, sits inside, and the Aviation Greenway runs along the southwest side. The county's annexation layer places all of it under a 1954 City of Tucson ordinance. Arroyo Chico to the north, Julia Keen to the east and Pueblo Gardens to the southwest have their own pages here; Parkway Terrace, a separate neighborhood, lies across Tucson Boulevard to the west. The 21 Residential closings over the three years to October 2026 were all detached houses, built to a median year of 1962, and they closed around a median of $269,000 and about $227 a square foot, on a median of 1,169 square feet; the average was about $268,900. Seventeen of the 21 closed between $175,000 and $325,000. The median listing went under contract in about 40 days and the record closed at 99 cents on the list dollar; six sold above their asking price, six took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale, and with 21 of them they are a reading of this record rather than a rule. On the FEMA flood map every home parcel's centre point is in Zone X, though Pima County's regulated-wash layer carries the Lopez Wash and an Aviation Wash tributary through it, so confirm the zone for a specific address. The whole boundary lies inside the county's Davis-Monthan Air Force Base vicinity layer; part of it, about a fifth of the home parcels, is inside the base's NCD-A noise control district and more than a quarter inside its Accident Potential Zone 2, and about two-fifths fall in the Tucson Airport Authority's avigation and disclosure area. LiveBy's assigned schools are Tucson Unified's Robison Elementary, Mansfeld Middle and Tucson High, and Pima County's attendance layer gives the same three at every point tested; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. Every one of the 461 official address points inside carries ZIP code 85713.
