Tucson's first large-scale master-planned subdivision and an early landmark of postwar Southwest modernism, Pueblo Gardens sits on the city's south side just southeast of downtown, near East 36th Street and Kino Parkway. Construction broke ground in 1948 when building contractor Del E. Webb — better known nationally as a co-owner of the New York Yankees — launched what was then billed as the largest housing development between Dallas and Los Angeles, with Tucson real-estate pioneer Roy P. Drachman handling the land and home sales. The original plan called for 3,000 homes, but slower-than-expected sales capped the build-out at roughly 750 houses, and Drachman ultimately bought the remaining inventory from Webb. What makes Pueblo Gardens architecturally distinct is its design pedigree: nationally renowned architects Paul R. Williams and A. Quincy Jones Jr. gave the homes a forward-looking modern vocabulary, and the subdivision was the first in Tucson built with wood-frame construction rather than masonry or adobe — featuring innovations such as window walls, wide roof overhangs, and sloping ceilings that visually enlarge the rooms. Homes were originally offered in six models priced from $5,000 for a one-bedroom to $8,000 for a three-bedroom. Today the neighborhood remains one of metro Tucson's most affordable entry points, with single-story mid-century ranch and contemporary homes laid out along more than six miles of surfaced streets. There is no master HOA — the volunteer Pueblo Gardens Neighborhood Association represents the area — and residents have the city-run Pueblo Gardens Park on East 36th Street and Pueblo Gardens PreK-8 (opened 1951 on ten acres the developers deeded for a school) within the neighborhood. A neighborhood-led campaign to list Pueblo Gardens on the National Register of Historic Places began in 2002; its current listing status is unverified. The location offers quick access to Interstate 10, Kino Parkway, downtown Tucson, and the University of Arizona, all within a short drive.
