Red Rock: The New-Home Market Just Past Marana
Red Rock's new-build market on I-10: 120 closings in 12 months at a $287,500 median, $181 a square foot, and more than half of sellers cutting price.
An unincorporated Pinal County community on I-10 sells mostly new homes at a median far below Marana's. Its last 12 months of closed sales show what that price buys and how the pace has shifted.
Drive north on Interstate 10 past Marana's last interchanges and the Pinal County line, and the farm fields give way to rows of new stucco roofs. That is Red Rock, an unincorporated census-designated place covering about 47 square miles of south-central Pinal County, mostly farmland and open Sonoran Desert until tract communities began arriving. Over the past 12 months it recorded 120 residential closings at a median of $287,500, according to LiveBy's MLS data. In the same window, Marana's median was $424,995. That $137,000 gap is the whole case for looking north.

What $287,500 Buys Here
The homes trading in Red Rock are new. The median year built of the 120 homes that closed was 2024, the same as the year before, which means most sales are either builder closings or near-new resales. The median sold home had 1,696 square feet and went for about $181 per square foot. In Marana, the median home that sold was larger, at 2,027 square feet, and cost about $226 per square foot. A buyer is trading location and lot setting for roughly $45 less per square foot.
Lennar is actively building in Red Rock Village, near I-10, with two collections. Its Adventurer collection lists two- to four-bedroom single-story plans of 925 to 1,479 square feet, and the community lists a resort-style pool, splash pad, playgrounds, sports courts and a park. Many of Red Rock's earlier homes were built by PulteGroup, and LiveBy's census figures count 648 of the community's homes as built in the 2000s and 327 in the 2010s.
The Pace Has Cooled
Closings fell from 155 to 120 year over year, about 23%. The median price rose from $279,990 to $287,500, but the median home that sold also grew from 1,346 to 1,696 square feet, so price per square foot actually fell, from about $200 to about $181. Homes took longer to sell, with median days on market rising from 59.5 to 69, and 64 of the 120 sales carried at least one price reduction, a 53% share, up from 45% (70 of 155) the year before. Sellers still averaged 99% of their final list price in both years.
Today's supply tells the same story. LiveBy shows 64 active residential listings in Red Rock at a median list price of about $305,000, with 24 already reduced and a median of 55 days on the site. For buyers, steady prices with a slower pace leave room to ask about closing costs, rate buydowns or upgrades.
Quick reference (October 17, 2026): Red Rock is an unincorporated census-designated place in Pinal County on Interstate 10 north of Marana. LiveBy MLS data show 120 residential closings from October 1, 2025 through September 30, 2026 at a $287,500 median close price, $181 median price per square foot and 1,696-square-foot median living area, versus 155 closings at a $279,990 median the year before. Marana's median over the same 12 months was $424,995.
Life on the I-10 Corridor
Red Rock is a commuter community. In LiveBy's census figures, 835 of the roughly 1,350 workers living there report a commute of 30 to 59 minutes, and most drive. Lennar describes Red Rock Village as about 30 minutes from Tucson. The trade-off is open country: Picacho Peak State Park sits about six miles northwest, and the Bureau of Land Management lists the Red Rock exit, southwest on Sasco Road to Silverbell Road, as one of two main entries to Ironwood Forest National Monument's 189,600 acres. Owners occupy 1,059 of the 1,128 occupied households LiveBy counts.
What to Check Before You Buy Here
- County, Not a Town (Pinal County, Unincorporated): Red Rock has no municipal government. Zoning, permits and road maintenance run through Pinal County, so confirm which agency handles any question about a specific parcel.
- HOA and Builder Terms (HOA, Incentives): Ask for the association's current dues and budget, and compare a builder's incentive against the price cuts resale sellers are already making on near-new homes.
- The Drive (I-10, Commute): Test the commute at rush hour from the subdivision to your workplace. Most residents drive 30 minutes or more, and every trip runs through the I-10 corridor.
For sellers, the numbers say a near-new resale is competing directly with the builder down the street, so pricing to the current per-square-foot range matters more than last year's comps. For investors, owner-occupancy is high and the active list is deep, which favors patient offers over quick flips.
