About Broadway Pantano East
Broadway Pantano East is a full square mile on Tucson's east side where the last three years of home sales ran from $45,000 to $445,000, because three different kinds of housing share one grid. The neighborhood sits inside the city limits in ZIP 85710, in Ward 2, bounded by Broadway Boulevard on the north, 22nd Street on the south, Pantano Road on the west and Camino Seco on the east; the polygon measures about 641 acres against 640 for a section. Of the last 167 closings, 117 were detached houses, 45 condominiums and 5 townhouses, and the three barely overlap. The detached houses run to a median year built of 1962 and a median 1,588 square feet, with 97 of the 117 built between 1959 and 1969 and 18 more built between 2018 and 2021 on Contempo Drive, Innovative Drive, Seabury Court and River Reserve Drive; they closed at a $310,000 median and a $314,000 average, about $202 a square foot, on lots running 0.05 to 0.45 acre with a median near 0.19. The condominiums run to a median year built of 1963 and a median 850 square feet and closed at a $108,000 median, about $128 a square foot, and the five townhouses are 2006 houses on Placita de las Tarascas and Placita Morelia that closed between $260,000 and $283,900. The bottom of that range has a specific cause. Twenty-four of the 50 attached closings are at 8020 through 8170 East Broadway Boulevard, where independent agents describe cash sales only, no financing and no rentals allowed, under a monthly cooperative payment that covers the property taxes, water, sewer, trash, exterior and grounds maintenance and a pool. The rest of the attached record is conventional: the 1974 condominiums on Old Spanish Trail and the 2006 townhomes carry monthly association fees recorded between about $200 and $400. The detached side runs the other way. Ninety-eight of the 99 detached closings built before 2015 carry no association name, no fee and no fee frequency, the single exception being a 1992 house on Mesquite Ridge Circle, while 7 of the 18 built from 2018 record one at $45 to $195 a quarter. Independent agents across the older record describe the same stock — slump block and red brick, mid-century ranch lines, block yard walls, deep carports, wide concrete drives, Arizona rooms and mature citrus. Pima County's recorded plats show how the ground came to hold all of that. Twenty-two plats sit wholly inside the square mile, every one filed under City of Tucson jurisdiction, and three of them laid it out: Cloud Ridge East, 56 lots recorded in April 1959; Sherwood Village Terrace, 588 lots across six plats recorded between July 1959 and December 1961; and Desert Steppes Estates, 470 lots across four numbered plats recorded between October 1959 and November 1961. That is 1,114 house lots platted inside 32 months, and listing agents still call the ground Sherwood Village Terrace and Desert Steppes Estates by name. Everything since has come in ones and twos — Spanish Trail Condominiums in 1980, Mesquite Ridge's 40 lots in 1990, Dos Tiburones as a 23-lot replat in 2005 and 34 townhomes in 2008 — until two infill subdivisions landed eighteen months apart: Camino Modern, 54 lots and three common areas recorded in January 2018, and Arroyo Reserve, 49 lots recorded in August 2019. Jesse Owens Park stands inside the neighborhood at 400 South Sarnoff Drive: a City of Tucson community park of 38.1 acres carrying a baseball field, a little league field, a softball field, a multi-purpose field, volleyball courts, a playground, ramadas, picnic tables, grills, a restroom, a Little Free Library and a seasonal splash pad open April 1 to October 31, open daily from 6 a.m. to 10:30 p.m. Its covered basketball court is named for Corey Williams, the former University of Arizona basketball player who helped fund the court and its maintenance. The City also operates Jesse Owens Pool next to it at 450 South Sarnoff Drive — a recreation pool with a diving board, which Tucson Parks and Recreation listed as closed when this page was last reviewed, so check its status with the department rather than assuming a season. Everyday retail sits on the neighborhood's own four frontages, Park Place is about two and a half miles west along Broadway, and Davis-Monthan Air Force Base is a few miles south-west. Homes are in the Tucson Unified School District, with Harold Steele Elementary — which stands inside the boundary on South Sarnoff Drive beside the park — plus Gridley Middle and Sahuaro High returned as the assigned schools; both of the others are outside the neighborhood, so confirm attendance by address. Rolling Hills is the next square mile south across 22nd Street. The $100,000 to $325,000 band this page publishes covers 153 of the 167 closings: 14 closed under $100,000, all of them cooperative units, and 39 cleared $325,000, the highest at $445,000. The average closed price is near $258,000 against a $300,000 median — the average sits below the median here, which is what a cheaper second tier does to a blended figure, and neither number describes a house on its own.
