About Cabrini

Cabrini is a central Tucson neighborhood of houses, condominiums and townhouses of about 158 acres, bounded by East Fort Lowell Road on the north, North Palo Verde Avenue on the east, East Glenn Street on the south and North Country Club Road on the west. Most of its ground lies on two subdivisions of the 1920s and 1930s: Granada Park, which Pima County's plat layer dates to December 1929, with a further plat of its blocks 4 to 7 in June 1936, and part of the Farmington Addition of January 1926. Condominium and townhouse plats were laid in among them from 1979 to 2009. The county roll carries 636 parcels inside: 186 single-family parcels at a median of about 0.17 acre, about 190 duplex and small multi-unit parcels and about 195 condominium unit parcels, zoned R-2 with C-1 on part of the ground. The City's registered Cabrini neighborhood association covers almost exactly the same ground, and it is in Ward 3. The county's annexation layer places all of it under a 1959 City of Tucson ordinance. La Madera to the west, North Dodge to the east and Doolen-Fruitvale to the south have their own pages here. The 23 Residential closings over the three years to October 2026 had a median build year of 1980, and they closed around a median of $252,500 and about $199 a square foot, on a median of 1,122 square feet; the average was about $258,500. Nineteen of the 23 closed between $175,000 and $350,000. The median listing went under contract in about 37 days and the record closed at 97 cents on the list dollar; six sold above their asking price and ten took at least one price reduction. Over the same window ten residential income properties closed inside the boundary as well; they are not part of these figures. These are closed sales, not homes currently for sale, and with 23 of them they are a reading of this record rather than a rule. On the FEMA flood map every point tested is in Zone X, though Pima County's regulated-wash layer carries the Christmas Wash across part of it, so confirm the zone for a specific address. Part of the boundary, a little over a third of the house and multi-unit parcels, lies inside the county's Davis-Monthan Air Force Base vicinity layer; none of the base's noise control districts or accident potential zones reaches it. LiveBy's assigned schools are Tucson Unified's Davidson Elementary, Doolen Middle and Catalina High, and Pima County's attendance layer gives the same three at every point tested; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. Every one of the 773 official address points inside carries ZIP code 85716.
