The community's roots run back to 19th-century cattle ranching on the Golder Ranch, and modern Catalina took shape in the 1950s after Illinois transplant Lloyd Golder III purchased thousands of acres at the foot of the Santa Catalina Mountains. Today the 14-square-mile CDP delivers what nearly nothing else in northwest Tucson can: large-lot single-family homes, horse-friendly zoning, sweeping Catalina and Tortolita Mountain views, and an eastern boundary that runs straight into Catalina State Park (5,500 acres) and the 1.78-million-acre Coronado National Forest. Housing is a deliberate mix — custom Southwest contemporary and territorial ranch homes on acreage, established 1990s–2000s subdivisions like Eagle Crest Ranch, Black Horse, Chaparral Estates, Vista Las Cantinas, and Ranch Acre Estates, plus well-kept manufactured-home communities at the more affordable end. Most of the rural acreage carries no HOA whatsoever; the smaller subdivisions each maintain their own HOA with modest dues, and no master community association covers the CDP.
