About Fairgrounds

Fairgrounds is a south Tucson neighborhood of houses of about 451 acres, bounded by East Ajo Way on the north, South Park Avenue on the east, East Irvington Road on the south and South 6th Avenue on the west. The amended Government Heights plat, which Pima County's plat layer dates to January 1930, and the Fairgrounds Addition resubdivision of April 1941 are its two residential grids; two industrial plats of 1983 and 1989 line Park Avenue. The county roll carries 496 single-family parcels inside at a median of about 0.16 acre, zoned R-2 and R-3, beside 65 multi-unit parcels, 14 manufactured-home parcels and an I-1 industrial strip. The City's Tucson Rodeo Grounds, about 38 acres, lies wholly inside, with the small La Mariposa Park and Van Buskirk Elementary School. The City's registered Fairgrounds neighborhood association covers nearly all of it, and it is in Ward 5. The county's annexation layer places all of it under a 1960 City of Tucson ordinance. Bravo Park Lane, across Park Avenue to the east, Wakefield, across 6th Avenue to the west, and Drexel Park and Sunnyside, across Irvington Road to the south, have their own pages here. The 27 Residential closings over the three years to October 2026, all houses, closed around a median of $210,000 and about $190 a square foot, on a median of 1,085 square feet, built to a 1949 median; the average was about $206,400. Twenty-four of the 27 closed between $125,000 and $275,000. The median listing went under contract in 35 days and the record closed at 98 cents on the list dollar; 11 sold above their asking price and 10 took at least one price reduction. Ten residential income closings over the same three years are not part of these figures. These are closed sales, not homes currently for sale, and with 27 of them they are a reading of this record rather than a rule. On the FEMA flood map, 120 of the 121 points tested and every house and multi-unit parcel centre point are in Zone X, and the one Zone AE point falls where no home stands; Pima County regulates the Tucson Diversion Channel and four smaller washes through or along the boundary, so confirm the zone for a specific address. Every point tested is inside the Tucson Airport Authority's avigation and disclosure area. LiveBy's assigned schools are Tucson Unified's Van Buskirk Elementary, Utterback Middle and Pueblo High, and Pima County's attendance layer gives the same three at every point tested; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. Of the 813 official address points inside, 780 carry ZIP code 85714 and 33 carry 85713.
