About Drexel Park
Drexel Park is a south-side Tucson neighborhood of detached houses of about 190 acres, bounded by East Irvington Road on the north, South Park Avenue on the east and East Drexel Road on the south, with a line on the west that follows no street. Its largest subdivision is Sunnyside Pointe, which Pima County's plat layer dates to July 2008; smaller plats from Honcho Estates of 1973 and the two Los Olivos Estates plats of 1980 to Bantam Estates of 2004 lie inside too, along with two apartment plats, and much of the remaining ground is unplatted. The county roll carries 443 single-family parcels inside at a median of about 0.08 acre, nearly all zoned R-2, along with about 45 manufactured-home parcels and commercial lots zoned C-2. Drexel Elementary School sits inside. The county's annexation layer places all of it under a 1960 City of Tucson ordinance, and it is in Ward 5; the City's registered Sunnyside neighborhood association covers only a small part of it. Sunnyside, to the west, and Cherry Avenue, across Park Avenue to the east, have their own pages here; Fairgrounds, a separate neighborhood, lies across Irvington Road to the north. The 10 Residential closings over the three years to October 2026 were all detached houses, built to a median year of 1984, and they closed around a median of about $262,000 and about $218 a square foot, on a median of 1,300 square feet; the average was about $268,300. Nine of the 10 closed between $225,000 and $300,000. The median listing went under contract in about 43 days and the record closed at 101 cents on the list dollar; five sold above their asking price and four took at least one price reduction. Over the same window one residential income property closed inside the boundary as well; it is not part of these figures. These are closed sales, not homes currently for sale, and with 10 of them they are a reading of this record rather than a rule. On the FEMA flood map every point tested is in Zone X, though Pima County maps bank protection and a 75-foot regulated setback on the Rodeo Wash and a 50-foot setback on the Old Nebraska Wash through the boundary, so confirm the zone for a specific address. The whole boundary lies inside the Tucson Airport Authority's avigation and disclosure area. Homes are in the Sunnyside Unified School District: LiveBy's assignment data, read at points inside the boundary, gives Drexel Elementary, Apollo Middle and Sunnyside High, and Pima County's attendance layer gives the same three everywhere and Rivera Elementary as well over part of the ground, so confirm the elementary school for a specific address with the district. Of the 551 official address points inside, 545 carry ZIP code 85706 and the rest 85714.
