About Monte Del Oro
Monte Del Oro is a neighborhood of detached houses on lots of about an acre in the Town of Oro Valley, between West Lambert Lane on the south and West Naranja Drive on the north, laid out in a single subdivision plat of that name that Pima County's plat layer dates to June 1976. The plat holds 187 lots, on 190 county parcels at a median of about 1.15 acres, and the Town's zoning layer maps every one of those parcels as R1-43. The county roll shows no common-area parcel among them; confirm any homeowners association, dues or deed restrictions for a specific lot. North of Naranja Drive, LiveBy's boundary also takes in the Town of Oro Valley's Naranja Park, which Pima County's parks layer names Naranja Townsite Park: a single Town parcel of about 172 acres, close to two-fifths of the ground. The county's annexation layer places every house lot under a 1987 Town of Oro Valley ordinance and the park under one of 1994, so the plat was recorded about a decade before the Town took the lots in. Monterra Hills, which has its own page here, lies east of the park, and Cañada Hills, which also has one, lies to the west; Naranja Ridge Estates, Tangerine Terrace and The Villages of La Cañada, separate neighborhoods, lie to the east of the lots, to the north, and to the south across Lambert Lane. The 10 Residential closings over the three years to October 2026 were all detached houses, built to a median year of 1992, and they closed around a median of $759,342.50 and about $267 a square foot, on a median of 2,902 square feet; the average was about $788,700. Nine of the 10 closed between $675,000 and $875,000. With 10 sales that is a reading of this record rather than a rule. The median listing went under contract in about 43 days and the record closed at 99 cents on the list dollar; two sold above their asking price, four took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale. On the FEMA flood map every house lot's centre point is in Zone X, and no airport overlay reaches the boundary; a zone can still cross part of a lot, so confirm it for a specific address. Schools are Amphitheater Unified. LiveBy's assignment data still names Copper Creek Elementary, one of four elementary schools Amphitheater closed at the end of the 2025–26 year, so no school assignment is given here; confirm it for a specific address with the district. Every one of the 190 official address points inside carries ZIP code 85737.
