About Mortimore

Mortimore is a south Tucson neighborhood of houses of about 225 acres, bounded by South Palo Verde Road on the west and South Alvernon Way on the east, with Interstate 10 on a diagonal along the north-east and the Benson Highway on a diagonal along the south-west. Its homes stand on two plats: the Mortimore Addition, which Pima County's plat layer dates to December 1952, and Drexel Manor, a 137-lot plat of March 2004. The county roll carries 382 single-family parcels inside — 245 on the Mortimore Addition at a median of about 0.18 acre, nearly all zoned R-1, and 137 on Drexel Manor at about 0.1 acre, zoned C-2 — along with a few multi-unit parcels. The north of the ring is the Coronado Pointe Commerce Center, an industrial park platted in 1984 and zoned CI-1, and commercial and vacant parcels fill the corner where the Benson Highway meets Alvernon Way. The county's jurisdiction layer places the commerce center and a few parcels near Palo Verde Road and Alvernon Way, 25 of the 441 parcels inside, in unincorporated Pima County; every parcel with a home on it is inside the City of Tucson, under a 1999 annexation ordinance on the county's annexation layer. The City's registered Mortimore neighborhood association covers all of its homes, and it is in Ward 5. No neighborhood with a page here borders it; Rancho Buena and Cherry Avenue, both with their own pages, are the nearest. The 29 Residential closings over the three years to October 2026, all houses, closed around a median of $292,000 and about $187 a square foot, on a median of 1,725 square feet, built to a 2005 median; the average was about $294,200. Twenty-eight of the 29 closed between $225,000 and $400,000. The median listing went under contract in 38 days and the record closed at 101 cents on the list dollar; nine sold above their asking price, ten took at least one price reduction, and one residential income closing over the same three years is not part of these figures. These are closed sales, not homes currently for sale, and with 29 of them they are a reading of this record rather than a rule. On the FEMA flood map every house and multi-unit parcel centre point tested is in Zone X; three of the 82 interior points, none at a home, are in shaded Zone X, and Pima County regulates the Julian Wash, which its Julian Wash Greenway follows through the boundary, and a few small washes, so confirm the zone for a specific address. The whole boundary lies inside the Tucson Airport Authority's avigation and disclosure area; Pima County's Davis-Monthan Air Force Base vicinity layer does not reach it. Homes are in the Sunnyside Unified School District: LiveBy's assignment data, read at points inside the boundary, gives Los Niños Elementary, Challenger Middle and Desert View High, and Pima County's attendance layer gives the same three at every point tested, so confirm a specific address with the district. All 447 official address points inside carry ZIP code 85706.
