About Palo Verde
Palo Verde is a central Tucson neighborhood of houses, townhouses and condominiums, a square mile of about 640 acres bounded by East Grant Road on the north, North Alvernon Way on the east, East Speedway Boulevard on the south and North Country Club Road on the west. The City's registered Palo Verde neighborhood association covers all of it, and it is in Ward 6. Its homes stand on plats from 1919 to the 1960s — the largest are the Palo Verde Addition, which Pima County's plat layer dates to May 1919, the Speedway Park Addition of 1926, Morning View of 1923, the Jones Addition of 1920 and Palo Verde Addition No. 2 of 1922 — with townhouse and condominium plats of the late 1970s and 1980s among them. The county roll carries 1,138 single-family parcels inside at a median of about 0.19 acre, split almost evenly between R-1 and R-2 zoning, beside 296 multi-unit parcels and 130 condominium units; commercial parcels zoned C-1 and C-2 line the four arterials. Catalina High School and two City parks are inside. The county's annexation layer places it under two City of Tucson ordinances, of 1956 and 1959. Blenman-Elm to the west, Garden District to the east, Miramonte to the south, and Doolen-Fruitvale and Dodge Flower to the north have their own pages here. The 116 Residential closings over the three years to October 2026 closed around a median of about $335,000 and about $234 a square foot, on a median of about 1,400 square feet, built to a 1953 median; the average was about $348,800. Ninety-six of the 116 closed between $225,000 and $500,000. The median listing went under contract in 38 days and the record closed at 98 cents on the list dollar; 30 sold above their asking price, 38 took at least one price reduction, and 15 residential income closings over the same three years are not part of these figures. These are closed sales, not homes currently for sale. On the FEMA flood map every point tested is in Zone X, and Pima County regulates the Alvernon Wash and the Christmas Wash through the boundary; a zone can still cross part of a lot, so confirm it for a specific address. Pima County's Davis-Monthan Air Force Base vicinity layer covers every point tested, and Arizona Revised Statutes section 28-8484 requires a seller of residential property in that territory to give the buyer a written disclosure. LiveBy's assigned schools for the boundary are Tucson Unified's Blenman Elementary, John B Wright Elementary, Doolen Middle and Catalina High, and Pima County's attendance layer splits the elementary: Blenman at 1,097 of the 1,434 house and multi-unit parcel centre points and Wright at the other 337, with Doolen Middle and Catalina High at all of them; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. Of the 1,991 official address points inside, 1,954 carry ZIP code 85716 and 37 carry 85712.
