About Roberts

Roberts is the ground between 29th Street on the north, Swan Road on the east, Golf Links Road on the south and Alvernon Way on the west in central Tucson, about 274 acres, and it is two different places inside one line: a postwar tract of houses north of 32nd Street, and south of it, running down to Golf Links Road, the 99.5-acre 100-Acre Wood Bike Park. Of its 37 Residential closings over the three years to October 2026, every one was a detached house, built between 1954 and 1978 to a median year of 1959, and they closed between $138,000 and $425,000 around a median of $265,000. The streets of the tract are East 30th, 31st and 32nd Streets, Calle Aurora, Valentine Street and Place and Bryant Place running east to west, with Belvedere, Columbus, Erin, Irving, Montezuma and Venice Avenues and Longfellow Place running north to south. The name is the City of Tucson's registered Roberts neighborhood association, registered in January 1981, whose bylaws define the neighborhood as Alvernon to Swan and 29th Street to Golf Links; its mapped outline measures about 271 acres against the boundary's 274 and covers every interior sample point. This page has not established where the name itself comes from. The tract was platted within fifteen years. Pima County records Alvernon Park, of 70 lots, in November 1948, then Telesco Terrace in two filings of 77 and 139 lots in May 1958, the Imperial Gardens block plat on 29th Street in October 1958, Valentine Terrace, of 76 lots, in March 1959 and Santa Rita Terrace, of 101 lots, in August 1959, and finally the Alvernon Park resubdivision, of 14 lots, and Fair Oaks Manor, of nine, both in 1963. All eight lie wholly inside the boundary. The City of Tucson's year-built layer dates the structures on 384 parcels from 1946 to 1996, to a median of 1959, and 282 of them to the 1950s alone. Zoning follows the plats: 276 of the 390 county parcels are zoned R-1, 89 are R-3, the City's zone that also allows multi-unit housing, and 25 are C-2 commercial along the 29th Street and Alvernon Way frontages; all 390 carry the county's TUCSON jurisdiction code. The sales record is one group, and what stands out is how tightly it is priced. Twenty-five of the 37 houses closed between $250,000 and $295,000. The 17 houses of 1,300 square feet or more closed around a median of $285,000 on a median 1,500 square feet, at about $187 a square foot; the 20 smaller houses closed around a median of $252,500 on a median 996 square feet, at about $238 a square foot; and both groups' median build year is 1959. So the larger houses here sell for more in total and for less per square foot, and a house is priced against houses of a similar size rather than against the median. Five closed below $200,000, between $138,000 and $182,500, at a median of about $114 a square foot against about $205 for the whole record; the record does not say why, and a valuation would read those sales one by one. The median listing went under contract in 22 days, and the record closed at 100 cents on the list dollar; 12 of the 37 closed above their asking price and 15 took at least one price reduction. No condominium, townhouse or residential income property closed inside the boundary over the same three years. These are closed sales, not homes currently for sale, and they are medians over a small group; a valuation still works from closely matched sales. The houses came into the City of Tucson under annexation ordinance 1895, which the county and City annexation layers both date to 1959, and they are all in Ward 6. The park ground south of 32nd Street came in later, under ordinance 6533 in 1986, and the City lists the park in Wards 4 and 6. No homeowners association appears on the City of Tucson's homeowners association layer anywhere inside the boundary, and no record consulted carries a dues figure. The 100-Acre Wood Bike Park, a City of Tucson bike park at 2801 South Alvernon Way, sits on a parcel the county roll lists in the name of the United States of America, and the City's park page describes it as the product of planning among the City, Pima County, Davis-Monthan Air Force Base, Arizona State Parks and the bike community; check that page for its current hours and any closures. The Aviation Greenway, a paved 12-foot shared-use path, runs along the Golf Links Road edge; Pima County's parcel roll lists an 8.7-acre parcel at the north edge, near 29th Street and Columbus Boulevard, in the name of Tucson Unified School District; and Swan Park, at 1700 South Swan Road, is a short way north of the boundary. FEMA's flood map, as Pima County publishes it, returns Zone X, an area of minimal flood hazard, across the tract north of 32nd Street, and Zone D, where flood hazard has not been determined, across the park ground south of it; no house lot falls in Zone D. Pima County also maps regulated setbacks on the Tucson Diversion Channel, Citation Wash and a Davis-Monthan detention outlet where they cross or touch the boundary. A setback is drawn from the mapped channel and not from a lot line, and a sample point is not a flood determination for any particular property, so check the flood map for a specific address. Davis-Monthan Air Force Base is directly south across Golf Links Road, and the base reaches this ground in three ways. Pima County maps every interior point inside the Davis-Monthan vicinity, the territory Arizona Revised Statutes section 28-8461 defines and section 28-8484 attaches a seller disclosure to; the statute keys that territory to a map the State Land Department prepares rather than to a county layer, so treat the county layer as the indication and the state map as the answer for a specific parcel. Every one of the 390 county parcels lies inside one of the base's noise control districts, 374 in district A and 16 in district B. And the base's Accident Potential Zone 1 reaches the south-west corner of the boundary, over the park ground; none of the house lots lies inside it. Golf Links Road, Swan Road, 29th Street and Alvernon Way each check against Pima County's own street centrelines, and 409 of the 410 official address points inside the line read ZIP code 85711. Julia Keen, west across Alvernon Way, and Myers, east across Swan Road, each have their own page on this site. Schools are Tucson Unified. LiveBy's assignment query names Roberts-Naylor K-8, Borman K-8, Rincon High and Palo Verde High. Assignments are drawn by address and change, so confirm a specific address with the district.
