About Naylor
Naylor is a central Tucson neighborhood of houses of about 160 acres, bounded by East 22nd Street on the north, South Swan Road on the east, East 29th Street on the south and South Columbus Boulevard on the west. Its homes stand on two plats: the Swan Park Addition, which Pima County's plat layer dates to September 1950 with a 1960 resubdivision, and Carlita Village of May 1958. The county roll carries 276 single-family parcels inside at a median of about 0.18 acre, most of them zoned R-1, beside an apartment parcel zoned R-3 and one other multi-unit parcel. Roberts-Naylor K-8 School and its grounds, Swan Park, a City park, and a church campus take up much of the middle of the boundary, and commercial parcels zoned C-1 and C-2 line 22nd Street. The City's registered Naylor neighborhood association covers all of it, and it is in Ward 6. The county's annexation layer places all of it under a 1959 City of Tucson ordinance. Alvernon Heights across Columbus Boulevard to the west, Roberts across 29th Street to the south and Myers across Swan Road to the east have their own pages here; Toumey Park, across 22nd Street to the north, is a separate neighborhood. The 22 Residential closings over the three years to October 2026, all houses, closed around a median of about $254,000 and about $199 a square foot, on a median of about 1,200 square feet, built to a median of about 1960; the average was about $249,100. Nineteen of the 22 closed between $200,000 and $325,000. The median listing went under contract in about 52 days and the record closed at 98 cents on the list dollar; two sold above their asking price, nine took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale, and with 22 of them they are a reading of this record rather than a rule. On the FEMA flood map 274 of the 278 house and multi-unit parcel centre points tested are in Zone X and four are in Zone AH, a special flood hazard area for shallow flooding, and Pima County regulates the Naylor Wash and the Swan Park Wash through the boundary, so confirm the zone for a specific address. Pima County's Davis-Monthan Air Force Base vicinity layer covers every point tested, and Arizona Revised Statutes section 28-8484 requires a seller of residential property in that territory to give the buyer a written disclosure; the base's noise control district A covers 193 of the 278 house and multi-unit parcel centre points. LiveBy's assigned schools are Tucson Unified's Roberts-Naylor K-8 and Rincon High, and Pima County's attendance layer gives the same two at every point tested; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. All 310 official address points inside carry ZIP code 85711.
