About Alvernon Heights
Alvernon Heights is a central Tucson neighborhood of detached houses and condominiums of about 160 acres, bounded by East 22nd Street on the north, South Columbus Boulevard on the east, East 29th Street on the south and South Alvernon Way on the west. Its houses stand on the Alvernon Heights Addition, which Pima County's plat layer dates to July 1948, and on two resubdivisions of it from 1957 and 1959; the county roll carries 169 house parcels there at a median of about 0.21 acre, zoned R-1. Two condominium plats of 1981 and 1982, Columbus Park and Columbus Village, add about 310 unit parcels zoned R-3, and commercial lots lie along its arterial edges. The county's annexation layer places all of it under a 1959 City of Tucson ordinance. San Gabriel to the north, Roberts to the south and Julia Keen to the west have their own pages here; Naylor, a separate neighborhood, lies across Columbus Boulevard to the east. The 22 Residential closings over the three years to October 2026 had a median build year of 1959, and they closed around a median of $275,000 and about $209 a square foot, on a median of 1,020 square feet; the average was about $246,200. Eighteen of the 22 closed between $175,000 and $350,000. The median listing went under contract in about 55 days and the record closed at 99 cents on the list dollar; ten sold above their asking price, eleven took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale, and with 22 of them they are a reading of this record rather than a rule. On the FEMA flood map every home parcel's centre point is in Zone X; parts of the boundary are shaded Zone X or Zone AH, so confirm the zone for a specific address. The whole boundary lies inside the county's Davis-Monthan Air Force Base vicinity layer, and part of it, about a sixth of the home parcels, inside the base's NCD-A noise control district. LiveBy's assigned schools are Tucson Unified's Roberts-Naylor K-8 and Rincon High, and Pima County's attendance layer gives the same two at every point tested; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. Every one of the 527 official address points inside carries ZIP code 85711.
