About Toumey Park

Toumey Park is a central Tucson neighborhood of houses and small multi-unit buildings of about 160 acres, bounded by East 16th Street on the north, South Swan Road on the east, East 22nd Street on the south and South Columbus Boulevard on the west. Its homes stand on four plats of the early 1950s: Linden Park, which Pima County's plat layer dates to 1951 in two filings, the Thoreau Addition of 1951, and Rincon Estates of 1954 and 1955. The county roll carries 206 single-family parcels inside at a median of about 0.21 acre and 186 small multi-unit parcels at about 0.22 acre, almost all of those in Linden Park, every residential parcel zoned R-1, beside C-2 commercial parcels along 22nd Street and Swan Road and utility parcels. The City's Merle J. Toumey Park is inside. The City's registered Toumey Park neighborhood association covers all of it, and it is in Ward 6. The county's annexation layer places all of it under a 1956 City of Tucson ordinance. Naylor to the south, Rosemont West to the east and San Gabriel to the west have their own pages here. The 16 Residential closings over the three years to October 2026, all houses, closed around a median of about $277,500 and about $212 a square foot, on a median of about 1,260 square feet, built to a 1952 median; the average was about $276,000. Thirteen of the 16 closed between $175,000 and $350,000. The median listing went under contract in about 31 days and the record closed at 98 cents on the list dollar; three sold above their asking price and six took at least one price reduction. Six residential income closings over the same three years, one of them a property also listed and counted as one of the 16 house sales, are otherwise not part of these figures. These are closed sales, not homes currently for sale, and with 16 of them they are a reading of this record rather than a rule. On the FEMA flood map every point tested is in Zone X, and Pima County regulates the Paseo Grande Wash through the boundary; a zone can still cross part of a lot, so confirm it for a specific address. Pima County's Davis-Monthan Air Force Base vicinity layer covers every point tested, and Arizona Revised Statutes section 28-8484 requires a seller of residential property in that territory to give the buyer a written disclosure; the Tucson Airport Authority's avigation and disclosure area does not reach it. Schools are Tucson Unified, and the elementary assignment is split: Pima County's attendance layer gives Bonillas Traditional Elementary Magnet at 288 of the 396 house and multi-unit parcel centre points and Lineweaver Elementary at the other 108, with Vail Middle and Rincon High at every point, and LiveBy's assigned schools are the same four; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. All 641 official address points inside carry ZIP code 85711.
