About Seneca Terrace

Seneca Terrace is an east-side Tucson neighborhood of houses of about 57 acres, bounded by North Pantano Road on the west, East Pima Street on the south and North Maguire Avenue on the east, with a lobe that runs farther north on its east side. It is two house plats: Seneca Terrace, which Pima County's plat layer dates to 1992, with 60 lots, and Seneca Terrace II of 1994, with 134. The county roll carries 194 single-family parcels inside at a median of about 0.18 acre, every one of them zoned R-1, beside the common areas of the Seneca Terrace Homeowners Association and the Seneca Terrace II Homeowners Association, one for each plat, and a City of Tucson drainageway. No City-registered neighborhood association covers it, and it is in Ward 2. The county's annexation layer places every house parcel under a 1988 City of Tucson ordinance. No neighborhood with a page here borders it; Carriage Park and Udall Park, both with their own pages, are the nearest. The 11 Residential closings over the three years to October 2026, all houses, closed around a median of $425,000 and about $192 a square foot, on a median of 2,077 square feet, built to a 1994 median; the average was about $412,100. Ten of the 11 closed between $300,000 and $500,000. The median listing went under contract in 73 days and the record closed at 96 cents on the list dollar; one sold above its asking price, seven took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale, and with 11 of them they are a thin reading of this record rather than a rule. On the FEMA flood map every point tested is in Zone X, and Pima County regulates one small wash through the boundary; a zone can still cross part of a lot, so confirm it for a specific address. Pima County's Davis-Monthan Air Force Base vicinity layer covers most of it, and Arizona Revised Statutes section 28-8484 requires a seller of residential property in that territory to give the buyer a written disclosure; the Tucson Airport Authority's avigation and disclosure area does not reach it. LiveBy's assigned schools are Tucson Unified's Bloom Elementary, Magee Middle and Sabino High, and Pima County's attendance layer gives the same three at every point tested; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. All 198 official address points inside carry ZIP code 85715.
