About Silvercroft
Silvercroft is a west-side Tucson neighborhood of houses of about 88 acres, bounded by North Silverbell Road on the east, with the Silvercroft Wash along its south-western side. Its homes stand on the Silvercroft Addition, which Pima County's plat layer dates to 1959, with a second filing of 1961; most of that second filing is now the City of Tucson's Joaquin Murrieta Park, which takes up about 36 acres inside the boundary. The county roll carries 176 single-family parcels inside at a median of about 0.20 acre, every one of them zoned R-1. The City's registered Silvercroft neighborhood association covers every house parcel, and it is in Ward 1. The county's annexation layer places all of it under a 1960 City of Tucson ordinance. El Rio Acres, across Silverbell Road to the east, has its own page here, and so does Silverbell Terrace, a short way north-west beyond Grant Road on the same wash. The 11 Residential closings over the three years to October 2026, all houses, closed around a median of $290,000 and about $234 a square foot, on a median of 1,331 square feet, built to a 1962 median; the average was about $287,600. All 11 closed between $200,000 and $400,000. The median listing went under contract in 41 days and the record closed at the list price overall; three sold above their asking price, four took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale, and with 11 of them they are a thin reading of this record rather than a rule. On the FEMA flood map 25 of the 176 house parcel centre points are in shaded Zone X and the rest in Zone X; none is in a special flood hazard area. Pima County regulates the Silvercroft Wash, in a soil-cement channel with a 100-foot setback, and the Brichta Wash through the boundary; a zone or a setback can still cross part of a lot, so confirm it for a specific address. No airport overlay reaches the boundary. LiveBy's assigned schools are Tucson Unified's Tully Elementary Accelerated Magnet, Mansfeld Middle Magnet and Tucson Magnet High, and Pima County's attendance layer gives Tully, Mansfeld's middle-school annex and Tucson High Magnet at every point tested; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. All 185 official address points inside carry ZIP code 85745.
