About El Rio Acres

El Rio Acres is a west-side Tucson neighborhood of houses and townhouses of about 610 acres, bounded by West Grant Road on the north, Interstate 10 on a diagonal on the east and West Speedway Boulevard on the south; the west edge follows no street. Its oldest and largest plat is El Rio Acres, which Pima County's plat layer dates to November 1930; El Rio Estates of 1944, the Greenview townhouse plat of 1980, two industrial park plats of 1974 along the freeway and a handful of later small subdivisions fill in parts of the rest, and much of the rest is unplatted, the park land among it. The county roll carries 269 single-family parcels inside at a median of about 0.19 acre, almost all zoned R-2, beside 65 townhouse and condominium parcels, 65 multi-unit parcels, 48 manufactured-home parcels and an I-1 industrial strip. The City's El Rio Park, about 116 acres, and Santa Cruz Park lie wholly inside, with part of Joaquin Murrieta Park and of the county's Santa Cruz River Park; Tully Elementary School, the Arizona State Schools for the Deaf and the Blind and the El Rio branch library are inside too. The City's registered Barrio El Rio neighborhood association covers nearly all of it, and it is in Ward 1. The county's annexation layer places all of it under a 1960 City of Tucson ordinance. Flowing Wells, across Grant Road to the north, and Barrio Hollywood, across Speedway to the south, have their own pages here; Silvercroft lies to the west and Adelanto across the freeway to the east. The 17 Residential closings over the three years to October 2026 closed around a median of $258,000 and about $227 a square foot, on a median of 1,090 square feet, built to a 1981 median; the average was about $245,300. Fifteen of the 17 closed between $150,000 and $300,000. The median listing went under contract in about 39 days and the record closed at 99 cents on the list dollar; seven sold above their asking price and five took at least one price reduction. Nine residential income closings over the same three years are not part of these figures. These are closed sales, not homes currently for sale, and with 17 of them they are a reading of this record rather than a rule. On the FEMA flood map, 22 of the 90 interior points tested and 38 of the 334 house and multi-unit parcel centre points are in Zone AE, FEMA's one-per-cent-annual-chance floodplain, and 28 points are in shaded Zone X; the rest is Zone X. Pima County regulates the Santa Cruz River and several smaller washes through the boundary, so confirm the flood zone and any setback for a specific address. No airport overlay reaches the boundary. LiveBy's assigned schools for the boundary include Tucson Unified's Tully Elementary, Mansfeld Middle and Tucson High, and Pima County's attendance layer gives Tully, Tucson High and either Mansfeld Middle or its Mansfeld Annex campus at every house and multi-unit parcel tested, with other Tucson Unified schools only at points where no home stands; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. All 691 official address points inside carry ZIP code 85745.
