About Silverbell Terrace

Silverbell Terrace is a west-side Tucson neighborhood of houses of about 37 acres, bounded by West Grant Road on the south, with the Silvercroft Wash along its north-eastern side. It is one house plat, Silverbell Terrace, which Pima County's plat layer dates to 1955; the county roll carries 104 single-family parcels inside at a median of about 0.19 acre, every one of them zoned R-1, beside a few industrial parcels zoned I-1 at the south-east corner on Grant Road. The City's registered Silverbell Terrace neighborhood association covers every house parcel, and it is in Ward 3. The county's annexation layer places all of it under a 1960 City of Tucson ordinance. No neighborhood with a page here borders it; Silvercroft, a short way south-east beyond Grant Road on the same wash, is the nearest, and El Rio Acres and Saguaro Miraflores also have their own pages here. The American Community Survey reads about 170 residents in about 80 homes. The 10 Residential closings over the three years to October 2026, all houses, closed around a median of about $282,600 and about $221 a square foot, on a median of about 1,280 square feet, built to a median of about 1958; the average was about $274,400. Eight of the 10 closed between $250,000 and $350,000. The median listing went under contract in 44 days and the record closed at 98 cents on the list dollar; three sold above their asking price, four took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale, and with 10 of them they are a thin reading of this record rather than a rule. Flood risk is the thing to check here. On the FEMA flood map 30 of the 104 house parcel centre points are in Zone AE, a special flood hazard area where flood insurance is generally required for a federally backed mortgage, 41 are in shaded Zone X and 33 in Zone X. Pima County regulates the Silvercroft Wash, in a soil-cement channel with a 100-foot setback, and the Brichta Wash, with a 50-foot setback, through the boundary; confirm the zone and any setback for a specific address before relying on it. No airport overlay reaches the boundary. LiveBy's assigned schools are Tucson Unified's Robins K-8, Mansfeld Middle Magnet and Tucson Magnet High, and Pima County's attendance layer gives Robins K-8, Mansfeld's middle-school annex and Tucson High Magnet at every point tested; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. All 111 official address points inside carry ZIP code 85745.
