About Sugar Hill
Sugar Hill is a central Tucson neighborhood of houses, and the figures on this page cover LiveBy's boundary for it, about 165 acres, which LiveBy's own record names Northwest. That boundary runs along North 6th Avenue on the west, East Lee Street on the south and North Euclid Avenue on the east; East Seneca Street closes its east side on the north, and a northern arm between 6th and 3rd Avenues reaches East Grant Road. It is not the same area as the City's registered Sugar Hill neighborhood association, which covers most of it but not all: 313 of the 393 house and multi-unit parcel centre points inside are in the association, 39 along the east side of the northern arm are in the City's El Cortez Heights association, and the easternmost blocks, along Euclid Avenue, are in no registered association. All of it is in Ward 3. Its homes stand on plats from 1902 to 1950, the largest of them Tucson Heights, which Pima County's plat layer dates to 1904 and 1905, then the Mansfield Heights plat of 1946, the Schumacher Addition of 1908 and the Biltmore Addition of 1947, with later plats among them, including two apartment plats and the 88-unit Rancho del Sol condominium plat of 2006. The county roll carries 330 single-family parcels inside at a median of about 0.19 acre, nearly all zoned R-2, beside 63 multi-unit parcels and the 88 condominium units. Mansfield Park, a City park, is inside. The county's annexation layer places most of it under a 1938 City of Tucson ordinance and the rest under ordinances of 1919, 1948, 1953 and 1959. Feldman's to the south, Jefferson Park to the east, El Cortez in the notch to the north-east and Keeling to the north across Grant Road have their own pages here. The 32 Residential closings over the three years to October 2026, all houses, closed around a median of about $309,000 and about $235 a square foot, on a median of about 1,200 square feet, built to a median of about 1950; the average was about $312,600. Twenty-eight of the 32 closed between $150,000 and $425,000. The median listing went under contract in about 46 days and the record closed at 99 cents on the list dollar; eight sold above their asking price, 13 took at least one price reduction, and five residential income closings over the same three years are not part of these figures. These are closed sales, not homes currently for sale, and with 32 of them they are a reading of this record rather than a rule. On the FEMA flood map every point tested is in Zone X, and Pima County regulates the Bronx Wash through the boundary; a zone can still cross part of a lot, so confirm it for a specific address. No airport overlay reaches the boundary. LiveBy's assigned schools for the boundary are Tucson Unified's Blenman Elementary, Cragin Elementary, Doolen Middle, Catalina High and Tucson High Magnet, and Pima County's attendance layer splits it: Blenman Elementary and Catalina High at 271 of the 393 house and multi-unit parcel centre points, Cragin Elementary and Tucson High Magnet at the other 122, and Doolen Middle at all of them; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. Of the 518 official address points inside, 449 carry ZIP code 85705 and 69 carry 85719.
