About El Cortez
El Cortez is a small central Tucson neighborhood of houses and condominiums of about 34 acres, bounded by West Grant Road on the north, North Euclid Avenue on a diagonal on the east, East Seneca Street on the south and North 3rd Avenue on the west. Most of it is the El Cortez Heights plat, which Pima County's plat layer dates to May 1939; the Euclid Point Condominiums plat of 1986 and part of the Desert Highlands plat of 1946 add the rest. The county roll carries 99 single-family parcels inside at a median of about 0.18 acre, zoned R-2, and 25 condominium unit parcels, most of them zoned R-3. The City's registered El Cortez Heights neighborhood association covers most of the boundary, and it is in Ward 3. The county's annexation layer places most of it under a 1938 City of Tucson ordinance and the rest under a 1953 one. Keeling, across Grant Road to the north, and Jefferson Park, across Euclid Avenue to the east, have their own pages here; Northwest, a separate neighborhood, lies to the south and west. The 10 Residential closings over the three years to October 2026 closed around a median of about $276,000 and about $223 a square foot, on a median of about 1,300 square feet; the average was about $291,400. Nine of the 10 closed between $225,000 and $400,000. The median listing went under contract in about 68 days and the record closed at 96 cents on the list dollar; two sold above their asking price, four took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale, and with 10 of them they are a reading of this record rather than a rule. On the FEMA flood map every point tested is in Zone X, and Pima County's regulated-wash layer carries one small wash through it; a zone can still cross part of a lot, so confirm it for a specific address. No airport overlay reaches the boundary. LiveBy's assigned schools are Tucson Unified's Blenman Elementary, Doolen Middle and Catalina High, and Pima County's attendance layer gives the same three at every point tested; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. Of the 136 official address points inside, 90 carry ZIP code 85705 and 46 carry 85719.
