About Barrio Blue Moon
Barrio Blue Moon is a central Tucson neighborhood of about 110 acres, bounded by West Ventura Street on the north, North Oracle Road and North Main Avenue on the east, West Speedway Boulevard on the south and North 15th Avenue on the west. Its houses stand mostly on the Oracle Park Addition, which Pima County's plat layer dates to August 1924 and which lies wholly inside, and on part of the El Sahuaro Addition of July 1937; a condominium plat recorded in December 2025 under the name Tucson House adds a small part, and the rest is unplatted ground. The county roll carries 108 residential parcels inside, 91 of them single-family at a median of about 0.14 acre, and most of the residential parcels are zoned R-2, with I-1 and C-3 across much of the remaining ground. The City's registered Barrio Blue Moon neighborhood association covers about three-quarters of the boundary, Francisco Elias Esquer Park, a City park, sits inside, and it is in Ward 3. The county's annexation layer brings it into the City of Tucson in three parts: the southern blocks, where nearly all the homes are, under a 1905 ordinance, the middle in 1953 and a strip along the north in 1959. Barrio Anita, across Speedway Boulevard to the south, has its own page here; Ocotillo Oracle lies across Oracle Road to the east, Adelanto across 15th Avenue to the west and San Ignacio Yaqui across Ventura Street to the north. The 10 Residential closings over the three years to October 2026 were all detached houses, and they closed around a median of $285,000 and about $243 a square foot, on a median of 1,204 square feet; the average was about $316,800. Eight of the 10 closed between $175,000 and $350,000. The median listing went under contract in about 48 days and the record closed at 97 cents on the list dollar; two sold above their asking price and three took at least one price reduction. Over the same window seven residential income properties closed inside the boundary as well; they are not part of these figures. These are closed sales, not homes currently for sale, and with 10 of them they are a reading of this record rather than a rule. On the FEMA flood map a band of Zone AE crosses the middle of the boundary and takes in eight of the 108 residential parcel centre points, the rest being in Zone X, and Pima County's regulated-wash layer carries the Bronx Wash through it, so confirm the zone for a specific address; no airport overlay reaches the boundary. LiveBy's assigned schools are Tucson Unified's Cragin Elementary, Doolen Middle, Roskruge Bilingual K-8, Mansfeld Middle and Tucson High, and Pima County's attendance layer splits the boundary: Cragin, Doolen and Tucson High for the southern blocks, and Roskruge, Mansfeld and Tucson High for the northern part. Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. Every one of the 235 official address points inside carries ZIP code 85705.
