About Centennial Park
Centennial Park is an east-side Tucson neighborhood of detached houses of about 85 acres, bounded by East Broadway Boulevard on the north, South Gollob Road on the east and South Camino Seco on the west, with a line on the south that follows no street. Almost all of it is Centennial Park No. 3, which Pima County's plat layer dates to May 1963; the first Centennial Park plat, of 1961, lies to the northwest in Carriage Park. The county roll carries 155 single-family parcels inside at a median of about 0.20 acre, all zoned R-1, with apartment blocks zoned R-3 and O-3 and commercial lots zoned C-1 and C-2 along Broadway Boulevard. No City-registered neighborhood association covers it, and it is in Ward 2. The county's annexation layer places all of it under a 1969 City of Tucson ordinance. Halcyon Acres, across Gollob Road to the east, Broadway Pantano East, across Camino Seco to the west, and Carriage Park, beyond the corner of Broadway and Camino Seco, have their own pages here. The 21 Residential closings over the three years to October 2026 were all detached houses, built to a median year of 1966, and they closed around a median of $365,000 and about $190 a square foot, on a median of 1,814 square feet; the average was about $350,800. Nineteen of the 21 closed between $300,000 and $425,000. The median listing went under contract in about 42 days and the record closed at 97 cents on the list dollar; four sold above their asking price, ten took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale, and with 21 of them they are a reading of this record rather than a rule. On the FEMA flood map every point tested is in Zone X, though Pima County's regulated-wash layer carries the Camino Seco Wash and smaller washes through it, so confirm the zone for a specific address. The whole boundary lies inside the county's Davis-Monthan Air Force Base vicinity layer, and none of the base's noise control districts or accident potential zones reaches it. LiveBy's assigned schools are Tucson Unified's Gale Elementary, Gridley Middle and Sahuaro High, and Pima County's attendance layer gives the same three at every point tested; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. Every one of the 189 official address points inside carries ZIP code 85710.
