About Halcyon Acres
Halcyon Acres is about 400 acres of Tucson's far east side, a little under two-thirds of a square mile, inside the square mile between Broadway Boulevard and 22nd Street and between Camino Seco and Harrison Road, and it is two housing markets inside one line: acre-scale lots and the house tracts built around them, and townhouses built from 1969 to 1978 that sell in a separate price band. It holds all of that square mile except its north-west corner: Gollob Road is the west edge from Broadway Boulevard south to a line of rear lots about a quarter of a mile above 22nd Street, and Camino Seco is the west edge below that line. Old Spanish Trail cuts across the middle on a diagonal. The name is the oldest thing here. Pima County records the Halcyon Acres plat, of 25 lots, in 1932, then a Halcyon Acres Annex of six lots in 1947 and a Halcyon Acres Annex No. 2 of 79 lots in 1950, and those acre-scale lots are still the largest part of the ground: 102 of the 425 county parcels wholly inside the boundary carry a Halcyon Acres legal description, and together they cover about 208 of the roughly 315 acres the parcels add up to. The residential ones among them sit on a median of about 1.7 acres, and they are zoned SR or RX-1, the City of Tucson's Suburban Ranch and Suburban Residence zones, both written for low-density, large-lot single-family use. Later subdivisions filled in around them. Hermosa Hills Estates, 114 lots recorded in 1961, accounts for 121 parcels on lots of a median of about 9,300 square feet, almost all zoned R-1. The Ciudad Natal Townhouses were recorded in two plats, of 50 lots in 1972 and 25 in 1973, on lots of a median of about 2,600 square feet. Halcyon Highlands Estates added 13 lots of about an acre in 1982, Stone Ridge II 40 lots in 2002 and Camino Seco Village 35 lots in 2008, and small lot splits have been recorded as recently as 2026. Across all 425 parcels the zoning runs R-1 on 117, RX-1 on 81, R-2 on 67, O-3 on 52, SR on 46, C-1 on 33 and R-3 on 29. Most of the C-1 parcels, a City commercial zone, front Harrison Road and 22nd Street near where Old Spanish Trail meets them, but 15 are Stone Ridge II house lots and common areas, so a zoning code alone does not say what stands on a parcel. Because the boundary holds two kinds of housing, its sales record is best read as two markets rather than one. Of the 39 Residential closings recorded inside it over the three years to October 2026, 26 were detached houses and 13 were townhouses; there were no condominium closings. The houses closed between $265,000 and $900,000, around a median of $368,500, at a median $200 a square foot on a median 1,950 square feet, and were built between 1955 and 2018 to a median build year of 1971. The townhouses closed between $126,000 and $290,000, around a median of $235,000, at a median $191 a square foot on a median 1,268 square feet, and every one was built between 1969 and 1978. Taken together, the 39 closed around a median of $345,000 and an average of $355,432, a figure that sits between the two groups and describes neither of them. Among the houses, price follows age and size together. Fifteen of the 26 closed between $300,000 and $400,000, at a median 1,949 square feet, a median $184 a square foot and a median build year of 1968. The four that closed at $500,000 and above were built between 1972 and 2015, measured a median of about 2,960 square feet and sold at a median $255 a square foot, so the top of the record is newer and larger houses selling at a higher rate per foot rather than older houses selling for more. Compare a house here against sales of similar age, size and lot, and a townhouse against other townhouses, since the two groups barely overlap: no townhouse closed above $290,000 and no house below $265,000. The median listing went under contract in 32 days, 35.5 once relists are counted, and the record closed at 99 cents on the list dollar; five of the 39 closed above their asking price and 16 took at least one price reduction. The range printed at the top of this page holds 35 of the 39 closings. The four houses above it closed at $615,000 and more, and nothing closed between $489,550 and $615,000. No residential income property closed inside the boundary over the same three years. These are closed sales, not homes currently for sale, and they are medians over small groups; a valuation still works from closely matched sales. Every one of the 425 parcels carries the county's TUCSON jurisdiction code, but the ground did not come into the city at once. Three annexation ordinances divide the 81 interior sample points: ordinance 4113, effective in December 1973, covers 24 of them; ordinance 4674, effective in July 1977, covers 32; and ordinance 6087, effective in November 1984, covers 25, none of them deannexed. The Halcyon Acres plat was recorded about four decades before the first of them. All 81 points sit in Ward 2. No City-registered neighborhood association covers any of them; the registered Eastside association begins across Harrison Road, and Eastside and Broadway Pantano East, the square miles to the east and west, each have their own page on this site. Two homeowners associations are on the City of Tucson's record here, the Stone Ridge II Homeowners' Association for that 2002 subdivision and the Camino Seco Village Homeowners Association for that 2008 one. No association is recorded against the Halcyon Acres, Hermosa Hills Estates or Ciudad Natal Townhouses lots in the records consulted, and no dues figure is in any of them, so this page publishes none; the title work and the resale disclosure answer that for a specific lot. Gridley Middle School, a Tucson Unified campus at 350 South Harrison Road, and Tucson Fire Department Station 12 at 250 South Harrison Road both stand inside the boundary on its east side, and Gale Elementary School is across Gollob Road at 678 South Gollob Road. A paved shared-use path, eight feet wide and open to walkers, cyclists and riders on horseback, follows Old Spanish Trail for about half a mile through the neighborhood on land the City of Tucson maps as the Old Spanish Trail Greenway, and Old Spanish Trail itself runs on south-east to Saguaro National Park's Rincon Mountain District, whose address is 3693 South Old Spanish Trail, about four miles from the middle of the boundary in a straight line. Broadway Boulevard, Harrison Road, 22nd Street, Camino Seco and Gollob Road each check against Pima County's own street centrelines, and 415 of the 436 official address points inside the line read ZIP code 85710; 20 read 85748. Several washes cross the neighborhood. Pima County maps regulated setbacks on Robb Wash, at 50 and 75 feet, on Camino Seco Wash and Hidden Hills Wash at 50 feet, on Ricardo Small Wash at 25 feet, and on a number of unnamed flow paths at 25 feet, and records natural banks along Hidden Hills Wash. FEMA's flood map returns Zone X at 80 of the 81 interior sample points and Zone AE, a special flood hazard area with base flood elevations, at one. A setback is drawn from the mapped channel and not from a lot line, and a sample point is not a flood determination for any particular property, so check the flood map for a specific address. Pima County maps 80 of the 81 interior points inside the Davis-Monthan Air Force Base vicinity, the territory Arizona Revised Statutes section 28-8461 defines and section 28-8484 attaches a seller disclosure to; the statute keys that territory to a map the State Land Department prepares rather than to a county layer, so treat the county layer as the indication and the state map as the answer for a specific parcel. The Tucson Airport Authority's avigation easement and disclosure area for Tucson International returns nothing here. Schools are Tucson Unified throughout. Pima County's attendance-area layer returns the same three campuses at every interior sample point, Gale Elementary, Gridley Middle and Sahuaro High, and LiveBy's assignment query names the same three. Assignments are drawn by address and change, so confirm a specific address with the district.
