About Desert Aire-Loma Linda

Desert Aire-Loma Linda is a central Tucson neighborhood of detached houses of about 156 acres, bounded by East 16th Street on the north, South Craycroft Road on the east and East 22nd Street on the south, with a line on the west that follows no street. Most of its houses stand on two plats, Loma Linda Estates, which Pima County's plat layer dates to November 1947, and the Desert Aire Addition of March 1951, both of which lie wholly or almost wholly inside it. The county roll carries 213 single-family parcels inside at a median of about 0.23 acre, all zoned R-1, with office and commercial lots zoned O-3, C-1 and C-2 along Craycroft Road and 22nd Street. Alice Vail Middle School and Desert Aire Park, a small City park, sit inside. The City's registered Desert Aire/Loma Linda neighborhood association covers about three-quarters of the boundary, taking in all but one home parcel, and it is in Ward 6. The county's annexation layer places all of it under a 1956 City of Tucson ordinance. Colonia Del Valle across Craycroft Road to the east, Myers across 22nd Street to the south and Rosemont West to the west have their own pages here; Aldea Linda, a separate neighborhood, also lies to the west. The 15 Residential closings over the three years to October 2026 were all detached houses, built to a median year of 1952, and they closed around a median of $315,500 and about $197 a square foot, on a median of 1,596 square feet; the average was about $342,700. Twelve of the 15 closed between $225,000 and $350,000. The median listing went under contract in about 45 days and the record closed at 97 cents on the list dollar; three sold above their asking price, seven took at least one price reduction, and no residential income property closed inside the boundary. These are closed sales, not homes currently for sale, and with 15 of them they are a reading of this record rather than a rule. On the FEMA flood map every point tested is in Zone X, though Pima County's regulated-wash layer carries the Arroyo Chico Wash and a smaller wash through it, so confirm the zone for a specific address. The whole boundary lies inside the county's Davis-Monthan Air Force Base vicinity layer, and none of the base's noise control districts or accident potential zones reaches it. LiveBy's assigned schools are Tucson Unified's Bonillas Elementary, Vail Middle and Rincon High, and Pima County's attendance layer gives the same three at every point tested; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. Every one of the 274 official address points inside carries ZIP code 85711.
