About Las Vistas
Las Vistas is a south Tucson neighborhood of houses and townhouses of about 756 acres, bounded by East Ajo Way on the south and South Campbell Avenue on the west, with East 36th Street along much of the north, the Aviation Parkway on the north-east and Country Club Road along part of the east side. Its homes stand on a run of early-1950s plats, among them Western Hills Addition No. 1 and Sunland Vista of 1952 and the Sunland Gardens filings of 1952 and 1957, with a townhouse plat of 1971; the Tormey Industrial resubdivision of 1962 and later industrial plats fill much of the rest, and Pima County's Ajo Detention Basin, about 147 acres, lies wholly inside. The county roll carries 347 single-family parcels inside at a median of about 0.18 acre, mostly zoned R-1, beside 214 multi-unit parcels zoned R-2, 134 townhouse parcels, 12 manufactured-home parcels and industrial parcels. Utterback Middle School, James Thomas Park, the Sam Lena Recreation Area and the Willie Blake Jr. Community Park are inside, as is part of the Kino Veterans Memorial Sports Complex. The City's registered Las Vistas neighborhood association covers nearly all of it, and it is in Ward 5. Every house and multi-unit parcel is inside the City of Tucson, most of them under a 1956 annexation ordinance; a railroad strip at the north-east edge reads as unincorporated Pima County, and no home stands on it. Pueblo Gardens to the north, Julia Keen to the north-east and South Park across Campbell Avenue to the west have their own pages here. The 28 Residential closings over the three years to October 2026 closed around a median of about $225,000 and about $223 a square foot, on a median of 982 square feet; the average was about $225,400. Twenty-four of the 28 closed between $150,000 and $325,000. The median listing went under contract in about 42 days and the record closed at 99 cents on the list dollar; five sold above their asking price and 10 took at least one price reduction. Fourteen residential income closings over the same three years are not part of these figures. These are closed sales, not homes currently for sale, and with 28 of them they are a reading of this record rather than a rule. On the FEMA flood map every house and multi-unit parcel centre point tested is in Zone X; 11 of the 64 interior points, none of them at a home centre point, are in Zone A, FEMA's one-per-cent-annual-chance floodplain mapped without base flood elevations, and Pima County regulates the Tucson Diversion Channel and several smaller washes through the boundary, so confirm the zone for a specific address. Pima County's Davis-Monthan Air Force Base vicinity layer covers 559 of the 561 home centre points tested, and Arizona Revised Statutes section 28-8484 requires a seller of residential property in that territory to give the buyer a written disclosure; a Davis-Monthan noise control district reaches nine of the 64 interior points, none of them at a home, and every home point is inside the Tucson Airport Authority's avigation and disclosure area. LiveBy's assigned schools for the boundary include Tucson Unified's Cavett Elementary, Utterback Middle and Catalina High, and Pima County's attendance layer gives Cavett, Utterback and a Catalina High attendance area at every home tested; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. All 2,063 official address points inside carry ZIP code 85713.
