About Miles East West
Miles East West is a central Tucson neighborhood of houses of about 120 acres, bounded by East Broadway Boulevard on the north and Kino Parkway on the east, with East 15th Street along part of the south edge; the rest of the south and west edges follow no single street, and the Arroyo Chico runs along part of the south. Its homes stand on early plats: University Heights, which Pima County's plat layer dates to May 1920, and the Sunnyside Addition of 1899 cover most of it, with the Fisher and Randolph additions of 1929 and the Evelyn Grant plat of 1927 filling in. The county roll carries 212 single-family parcels inside at a median of about 0.15 acre, nearly all zoned R-2, beside 35 multi-unit parcels and commercial lots. The Miles Exploratory Learning Center, a Tucson Unified school, Father Kino Park and part of the county's Arroyo Chico are inside. The City's registered Miles neighborhood association covers nearly all of it, and it is in Ward 5. The county's annexation layer places all of it under a 1919 City of Tucson ordinance. Rincon Heights, across Broadway to the north, Arroyo Chico, across Kino Parkway to the east, and Barrio San Antonio to the south have their own pages here. The 18 Residential closings over the three years to October 2026, all houses, closed around a median of about $361,000 and about $273 a square foot, on a median of about 1,200 square feet, built to a median of about 1953; the average was about $371,800. Fifteen of the 18 closed between $275,000 and $475,000. The median listing went under contract in 72 days and the record closed at 96 cents on the list dollar; three sold above their asking price, eight took at least one price reduction, and three residential income closings over the same three years are not part of these figures. These are closed sales, not homes currently for sale, and with 18 of them they are a reading of this record rather than a rule. On the FEMA flood map every house and multi-unit parcel centre point tested is in Zone X; 13 of the 81 interior points, none of them at a home, are in Zone AE, FEMA's one-per-cent-annual-chance floodplain along the Arroyo Chico, and Pima County regulates the Arroyo Chico and one other wash through the boundary, so confirm the zone for a specific address. Pima County's Davis-Monthan Air Force Base vicinity layer covers every point tested, and Arizona Revised Statutes section 28-8484 requires a seller of residential property in that territory to give the buyer a written disclosure; the Tucson Airport Authority's avigation and disclosure area reaches 107 of the 247 home centre points. LiveBy's assigned schools for the boundary include Tucson Unified's Mansfeld Middle and Tucson High, and Pima County's attendance layer gives those two at every point tested and splits the elementary assignment between Sam Hughes Elementary and Robison Elementary, so confirm a specific address with the district; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026. All 358 official address points inside carry ZIP code 85719.
