About Rincon Heights

A walkable central-Tucson historic neighborhood tucked directly south of the University of Arizona, bounded by 6th Street on the north, Broadway Boulevard on the south, Campbell Avenue on the east, and Park Avenue on the west. Rincon Heights took shape as one of Tucson's earliest streetcar suburbs after the original subdivision was platted in 1907–1908, when the U of A's growth pushed residential development south of the railroad and across Speedway. Most of the housing stock was built between 1910 and 1940 by Tucson's working-class and university families, producing one of the city's most eclectic historic streetscapes — Craftsman Bungalows, Spanish Colonial Revival, Pueblo Revival, Mission Revival, and Tudor Revival cottages, mixed with a handful of late-1800s Sonoran adobe holdovers and a layer of post-WWII red-brick ranch homes infilled across the 1950s. Listed on the National Register of Historic Places in 2010 and protected today as a City of Tucson Historic Preservation Zone, Rincon Heights has no fee HOA — exterior changes go through the volunteer Rincon Heights Neighborhood Association (RHNA) and the city's design review under the Rincon Heights Design Guidelines. What sets the neighborhood apart from anywhere else in Tucson is its rare combination of walkable historic character, university proximity, and public-park access: residents share a back fence with the 28-acre Himmel Park (public pool, tennis courts, dog park, ramadas, and the Himmel Park branch library), and McCormick Park sits inside the district with a playground, ramada, and basketball court.
