About San Clemente
San Clemente is a midtown Tucson neighborhood of about 123 acres in ZIP 85711, bounded by Broadway Boulevard on the north, Columbus Boulevard on the east, Timrod Street on the south and Alvernon Way on the west, and nearly all of it is houses built from the 1930s to the 1950s. Pima County records the ground as eight plats: four San Clemente plats recorded in 1930, 1932, 1938 and 1940, the San Clemente Annex of 1946, the south side of Country Club Heights, recorded in 1927, a two-lot split on Timrod Street in 2019, and the Randolph House condominium on Alvernon Way, recorded in 1974. The county's National Register of Historic Places layer maps the San Clemente Historic District over all but a sliver of the boundary, dated 2005 and counting 228 contributing and 45 noncontributing properties, and the City of Tucson's registered San Clemente neighborhood association, registered in October 1980, covers the same four streets. Peter Howell, directly north across Broadway, has its own page here. Of the 33 Residential closings over the three years to October 2026, 30 were detached houses and three were Randolph House condominiums. The houses closed around a median of $564,250, on a median 2,206 square feet, and the listing records date them to a median of 1950. The condominium building dates to 1949 in its listings. Across all 33 the median was $525,000 and the average $525,889. The smaller houses cost more per foot. Split at 2,200 square feet, the larger 15 houses closed around a median of $650,000 at about $236 a square foot and the smaller 15 around $440,000 at about $272. The median listing went under contract in 46 days and the record closed at 99 cents on the list dollar; eight of the 33 sold above their asking price and 11 took at least one price reduction. No residential income property closed inside the boundary over the same window. These are closed sales, not homes currently for sale, and they are medians over small groups. The median single-family parcel is about 0.28 acre, and 272 of the 320 parcels inside the boundary are zoned R-1, with R-3 under the condominium and a few lots beside it and O-3 on a handful of parcels at the Broadway and Alvernon corner. The City of Tucson's year-built layer dates 305 structures inside the line to a median of 1950, 268 of them from the 1930s through the 1950s. Many street names are Spanish, among them Calle de Jardin, Calle de Madrid, La Creciente and Cielo Azul; five others, Bryant, Cooper, Irving, Longfellow and Whittier, share their names with nineteenth-century American writers. San Clemente Park, a small City of Tucson park, is inside the boundary, and so is Tucson Fire Department Station 11 on Timrod Street. The City's homeowners-association layer records one association, the Randolph House Association over the condominium, and none over the house plats. Pima County's annexation layer puts the western and central blocks under a 1954 City of Tucson ordinance and the eastern and southern blocks under a 1956 one, and every interior sample point is in Ward 6. All 294 official address points read ZIP code 85711. FEMA's flood map, on panels 04019C2281L to 04019C2284L effective June 16, 2011, shows Zone X, minimal flood hazard, across the neighborhood, with a narrow strip of Zone AH, a shallow-ponding flood zone, along Timrod Street at the south edge; the county's copy of the map returns Zone X at all 121 interior sample points. A sample point is not a flood determination for a particular property, so check the flood map for a specific address. Pima County maps every interior point inside the Davis-Monthan Air Force Base vicinity, the territory Arizona Revised Statutes section 28-8461 defines and section 28-8484 attaches a seller disclosure to; none of the base's noise-control districts or compatible-use zones reaches the boundary. The statute keys that territory to a map the State Land Department prepares rather than to a county layer, so treat the county layer as the indication and the state map as the answer for a specific parcel. Schools are Tucson Unified throughout. Pima County's attendance-area layer returns Lineweaver Elementary, whose campus is about 185 metres outside the boundary, Alice Vail Middle and Rincon High at every interior sample point, and LiveBy's assignment query names the same three. Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district.
