About Corbett

Corbett is a square mile of postwar Tucson houses laid out between 1946 and 1963 and squared off by four arterials — East 22nd Street on the north, South Wilmot Road on the east, East Golf Links Road on the south and South Craycroft Road on the west. One block inside it is seventy years newer than the rest, and it explains most of what looks odd in the numbers: Corbett Village, 71 lots recorded in October 2021 on the campus of an elementary school Tucson Unified closed at the end of the 2012–13 school year, sitting in a neighborhood whose closed sales have a 1959 median year built. All four edges check against Pima County's street-centerline layer to within a couple of metres, and East 29th Street runs the full width of the interior rather than forming an edge. A geodesic integration of the boundary gives 654.3 acres, 1.022 square miles; the whole of it is ZIP 85711 and the whole of it is in the City of Tucson, with all 2,152 parcels wholly inside reading Tucson on the county's jurisdiction field. The City's own registered Corbett neighborhood association — active, registered 16 November 1994 — covers 652.6 acres of that, and its outline stands within about a metre of this one on every side, so the civic boundary and the boundary these figures are aggregated over are the same ground. One thing the two records disagree about is the council ward: the association is filed under Ward 4, and the ward line actually runs along 29th Street, so the northern half of the neighborhood is in Ward 6 and the southern half in Ward 4. The ground was platted in fifteen filings between 7 November 1946 and 29 March 1963, carrying 1,869 lots: Craycroft Addition opened it with 319 lots in 1946, Maryvale Manor added 540 across two 1955 filings, San Paulo Village and Wilmot Terrace of San Paulo Village 507 more between 1952 and 1955, Golf Links Addition 249 in four filings between 1958 and 1963, Cavalier Estates 125 in 1957 and Northgate 117 in 1952. Fourteen later filings add 198 lots between 1979 and 2026, and all but two of them are single-digit infill. The two exceptions are what the last twenty years of building here amount to. San Simeon recorded 70 lots on 2.2 acres in December 2007, and Corbett Village recorded 71 lots and three common areas on 6.87 acres on 4 October 2021, at eleven lots to the acre. The school it replaced closed at the end of the 2012–13 school year, after a federal court approved Tucson Unified's closure of eleven schools in February 2013; the county's official address layer still carries the campus address, 5949 East 29th Street, and now files it under the Corbett Village plat. The last 188 closings are the whole record here rather than a sample, and they are almost entirely one kind of house: 185 detached single-family homes and 3 townhouses, with no condominium closing at all over three years. They closed at a $290,000 median and a $277,502 average, were built to a median year of 1959 across a 1927-to-2024 range, run 646 to 2,409 square feet with a 1,374-square-foot median, and traded at a $205.33 median price per square foot with a median of 28.5 days on market and a sale-to-list ratio of 0.99; 80 of the 188 closed above asking. The era split runs through everything. The 150 closings of three bedrooms or more have a 1957.5 median year built, a 1,500-square-foot median and a $290,000 median close, at $201.30 a square foot; the 38 of two bedrooms or fewer have a 2023 median year built, a 1,041-square-foot median and a $284,839 median close, at $238.47 a square foot. The smaller, newer houses therefore cost nearly as much for two-thirds of the floor area, and they take far longer to close — a median of 152.5 days from list to close against 55 for the older group, which is what building to order looks like in a closed record rather than a market that has slowed. Parcels run to a 0.189-acre median, 1,580 of them zoned R-1 at 0.190 acres and 370 zoned R-2 at 0.177, with O-3, C-2, R-3, C-1 and one P parcel accounting for the remaining 202; the county maps 2,147 building footprints wholly inside. One City of Tucson park lies inside the boundary: Harriet Johnson Park, 1.3 acres at 6051 East 25th Street, with a playground, a multi-purpose field, a ramada, picnic tables, grills, benches, horseshoe pits and a drinking fountain, no restrooms, open from 6 a.m. to 10:30 p.m. Just outside the west edge, across Craycroft at 2400 South Craycroft Road, is the City's 49-acre Todd M. Harris Sports Complex; Freedom Park's 39 acres are half a mile away and Palo Verde Park's 28 about three-quarters. A 10-foot paved City-maintained shared-use path — the Aviation Parkway path, inside the Aviation Greenway corridor — runs the full mile of the south edge along Golf Links Road, between about 7 and 40 metres outside the boundary, and a further three-quarters of a mile of it turns south along Wilmot from the south-east corner. Naylor Wash crosses the neighborhood in Pima County's 500-to-1,000 cubic-feet-per-second class with a 50-foot regulatory setback, alongside an under-500 branch and Arcadia Wash at 25-foot setbacks. Davis-Monthan Air Force Base begins on the far side of Golf Links Road: the base's mapped boundary runs within a couple of metres to about twenty of the neighborhood's south edge for its entire width. Homes are in the Tucson Unified School District, and the assignment is consistent at the ends and split in the middle: Pima County's own attendance-area layer returns Wheeler Elementary and Palo Verde High Magnet School at all twenty-five interior points tested, while the middle grades divide between the Roberts-Naylor K-8 area, which covers twenty-one of them, and the Alice Vail Middle School area, which covers the northern strip along 22nd Street. No assigned campus stands inside the boundary, and the county's schools layer returns none there at all; the nearest school of any kind is Canyon Rose Academy, a charter high school about fifty metres across Wilmot Road, which is a school that is there rather than a school anyone here is assigned to. Measured from the nearest boundary edge, the Park Place mall is about seven-tenths of a mile away, Randolph Park about two, El Con Mall about 2.4, Gene C. Reid Park about 2.5, Interstate 10 about 2.9, Tucson Medical Center about three, the University of Arizona about 4.4, Tucson International Airport about 5.4 and downtown Tucson about 5.7. The $200,000 to $350,000 band this page publishes covers 166 of the 188 closings: sixteen came in beneath it, the lowest at $92,500, and six cleared it, the highest at $546,000. The average closed price is near $278,000 against a $290,000 median, the two about $12,500 apart with the mean below — one broad tier of postwar houses with a short tail of older, smaller ones under it.
