About Glenn Heights

Glenn Heights is a small central Tucson neighborhood of houses and condominiums of about 61 acres, bounded by East Glenn Street on the north and North Swan Road on the west, with East Flower Street along part of the south edge; the east edge follows no street and meets the Tucson Medical Center campus. Most of it is the Glenn Heights plat, which Pima County's plat layer dates to May 1959; the Sandalwood Court condominium plat of 1982 fills the north-west corner. The county roll carries 169 single-family parcels inside at a median of about 0.20 acre, all zoned R-1, and 76 condominium unit parcels zoned R-3. The City's registered Glenn Heights neighborhood association covers all of it, and it is in Ward 2. The county's annexation layer places all of it under a 1959 City of Tucson ordinance. Vista Del Monte, across Swan Road to the west, has its own page here; Old Fort Lowell lies to the north across Glenn Street. The 13 Residential closings over the three years to October 2026, all houses, closed around a median of $410,000 and about $221 a square foot, on a median of 1,831 square feet, built to a 1959 median; the average was about $412,000. Eleven of the 13 closed between $300,000 and $500,000. The median listing went under contract in 48 days and the record closed at 98 cents on the list dollar; one sold above its asking price, four took at least one price reduction, and no condominium or residential income property closed inside the boundary. These are closed sales, not homes currently for sale, and with 13 of them they are a reading of this record rather than a rule. On the FEMA flood map every point tested is in Zone X, and Pima County's regulated-wash layer carries one small wash along the boundary; a zone can still cross part of a lot, so confirm it for a specific address. Pima County's Davis-Monthan Air Force Base vicinity layer covers every point tested, and Arizona Revised Statutes section 28-8484 requires a seller of residential property in that territory to give the buyer a written disclosure. LiveBy's assigned schools are Tucson Unified's Whitmore Elementary, Doolen Middle and Catalina High, and Pima County's attendance layer gives the same three at every point tested; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. All 173 official address points inside carry ZIP code 85712.
