Over the three years to October 2026 there were 47 Residential closings inside this boundary, and every one was a detached house: the condominium and townhouse cuts both came back empty. They closed between $180,000 and $599,000, around a median of $325,000 and an average of $328,267. The nine houses with two bedrooms or fewer had a median of 986 square feet and a median close of $305,000; the 38 with three bedrooms or more had a median of 1,377 square feet and a median close of $327,500. Smaller additions followed through the post-war years — the Laurel Addition in 1945, Warsaw Addition No. 2 in 1953, the Kapsal Addition in 1958, Michelle Meadows in 1969 and Fort Lowell Meadows in 1970 among them — and the newest plat is a two-lot split recorded in October 2023. Three edges are streets and check against Pima County's own centrelines: Columbus Boulevard on the west, Grant Road on the south and Swan Road on the east. The north edge is Fort Lowell Road from Swan Road west to where that road ends; west of there the line follows lot lines a short way south of Presidio Road. A block between Goyette Avenue and Swan Road, from about Water Street north to Bermuda Street, is cut out of the shape and is not part of it. Inside the line is about 188 acres. McCormick Park, a 14.2-acre City of Tucson park at 2950 North Columbus Boulevard, lies wholly inside the boundary. The City lists a playground, a ramada, grills and picnic tables, a basketball court, a multi-purpose field, fitness stations, a restroom, a community garden and an eight-foot-wide multiuse path. The Rillito River Park is a little under a mile north, measured from the middle of the boundary to its nearest edge. Schools are Tucson Unified throughout. Doolen Middle School at 2400 North Country Club Road and Catalina High School at 3645 East Pima Street are assigned at all 88 sample points. The elementary assignment is split: W. V. Whitmore Elementary School at 5330 East Glenn Street at 83 points and John B. Wright Elementary School at 4311 East Linden Street at the other five.
