About Millville

Millville is a central Tucson neighborhood of houses and condominiums of about 341 acres inside an industrial district, bounded by the Aviation Parkway on the north-east and East 22nd Street on the south, with a lobe south of 22nd Street to East 24th Street and South Toole Avenue along part of the west edge. Its homes stand on early plats — the Montclair Addition, which Pima County's plat layer dates to 1906, Altadena Heights of 1905 and 1938, and the Industrial Addition of 1946 — and on a 2004 condominium plat, while the oldest filing, City of Tucson blocks with the Bruckner's Addition of 1889, covers about a third of the ring. The county roll carries 96 single-family parcels inside at a median of about 0.19 acre, mostly zoned R-2, beside 50 condominium units and seven multi-unit parcels; industrial, commercial and other non-residential parcels, most of them zoned I-1 and C-3, take about four-fifths of the ground. The City's registered Millville neighborhood association covers most of it, and it is in Ward 5. The county's annexation layer places most of it under a 1919 City of Tucson ordinance and the rest under a 1905 one. Barrio San Antonio to the north, Armory Park to the west, South Park to the south and Pueblo Gardens to the south-east have their own pages here. The 23 Residential closings over the three years to October 2026 closed around a median of $376,450 and about $268 a square foot, on a median of 1,325 square feet, built to a 2005 median; the average was about $379,700. Nineteen of the 23 closed between $225,000 and $525,000. The median listing went under contract in 52 days and the record closed at 96 cents on the list dollar; none sold above its asking price, seven took at least one price reduction, and one other residential income closing over the same three years is not part of these figures. These are closed sales, not homes currently for sale, and with 23 of them they are a reading of this record rather than a rule. On the FEMA flood map every house and multi-unit parcel centre point tested is in Zone X; one of the 56 interior points, not at a home, is in Zone AE, and Pima County regulates several small washes through the boundary, so confirm the zone for a specific address. Pima County's Davis-Monthan Air Force Base vicinity layer covers every point tested, and Arizona Revised Statutes section 28-8484 requires a seller of residential property in that territory to give the buyer a written disclosure; every point is also inside the Tucson Airport Authority's avigation and disclosure area. LiveBy's assigned schools for the boundary include Tucson Unified's Borton Elementary, Safford K-8 and Tucson High, and Pima County's attendance layer gives those three at every house and multi-unit parcel tested; Tucson Unified's governing board is scheduled to vote on school closures and consolidations on December 8, 2026, and no list of schools had been published as of October 2026, so confirm a specific address with the district. Of the 497 official address points inside, 424 carry ZIP code 85719, 70 carry 85713 and 3 carry 85701.
